Job Description

Big Tree Construction is a developer-builder based in downtown Coeur d'Alene. We build our own projects and deliver design-build work for a select group of repeat clients. Two projects are starting construction this fall, and our pipeline of multifamily, mixed-use, and commercial work across North Idaho and Spokane represents one to three years of committed and developing work behind them. We need a Project Manager to carry the commercial side of that portfolio: contracts, budgets, draws, subcontractor management, and owner-level reporting across 4 to 5 concurrent projects. You'll start focused on financial administration for our first project breaking ground, then expand your portfolio as additional projects start. You'll work directly with ownership. There is no layer between you and the people making decisions. What you'll do Manage subcontracts, change orders, and buyout from award through closeout Own project budgets, cost tracking, and monthly draw packages to lenders Run submittals, RFIs, and procurement logs in Procore Coordinate with architects, engineers, and city officials on permits and inspections Support field superintendents with schedule updates and material logistics Report project financial status directly to ownership with clear, current numbers What we're looking for 5+ years of construction project management, ground-up commercial or multifamily strongly preferred Demonstrated ownership of budgets, subcontracts, and lender draws, not just schedule tracking Procore proficiency or the ability to get there fast Ability to run multiple projects at once without dropping the paper trail Based in or willing to relocate to the CdA/Spokane area; regular travel between project sites Compensation and benefits $95,000 to $120,000 depending on experience Health insurance Vehicle allowance 2 weeks PTO plus paid holidays Why Big Tree Most PM jobs mean managing someone else's project for someone else's owner. Pay:
$95,000.00 - $120,000.00 per year
