Job Description

Our client designs and builds custom and semi-custom accessory dwelling units (ADUs). Their clients are private homeowners spending their own money on major life decisions. They run preconstruction as a dedicated, paid, contracted phase—and are looking for one experienced Preconstruction Specialist to take full ownership of this process. This is not a sales job, not a pure estimating job, and not a jobsite Project Manager role. You sit right in the middle: managing client selections, reconciling allowances, updating weekly budgets, and assembling rock-solid contract packages before construction begins.
What You Will Own Client Experience:
Primary point of contact for homeowners from signed Preconstruction Agreement (PCA) to signed construction contract.
Selections & Specifications:
Guide clients through every finish selection (cabinets, tile, fixtures, flooring) and create complete specification schedules.
Allowance Reconciliation:
Reconcile allowances line-by-line as real finish costs come in, keeping the budget accurate in real time.
Weekly Client Reporting:
Deliver written, line-item weekly budget updates showing exactly how client choices impact their overall price.
Design & Consultant Coordination:
Keep architects, structural engineers, and utility consultants moving on schedule.
Contract Assembly:
Deliver a complete, clear contract package ($400K-$600K range) ready for operations handoff. What You Will NOT Own No lead generation, sales, or setting original preliminary budgets. No site feasibility, utility, or code/zoning research. No jobsite subcontractor or field management.
Qualifications & Work Requirements Experience:
5+ years of direct experience managing preconstruction, selections, and client budgets for a custom or semi-custom residential builder . (Generalist commercial PMs or pure salespeople will not be considered).
Location:
Must live within a comfortable 30 to 45-minute daily commute of Carver/Plymouth, MA (South Shore, South Coast, Upper Cape, or Bridgewater area).
Technical Skills:
Plan-reading fluency (floor plans, elevations, sections) and proficiency with plan markup tools ( Bluebeam ) and construction software ( JobTread , Buildertrend, or CoConstruct).
Capacity:
Proven ability to organize and carry 8 to 12 active custom residential pre-con files simultaneously.
Communication:
Exceptional written communication and total comfort delivering real-time budget adjustments to clients without hesitation.

Work Samples:
Candidates advancing will be asked to submit redacted selection schedules or client budget update samples.
Pay:
$105,000.00 - $125,000.00 per year
