Job Overview The Superintendent is responsible for the overall day-to-day management of field operations, including safety, quality, schedule, coordination, workforce management, and subcontractor performance, ensuring that the project is completed safely, on time, within budget, and in accordance with all contract requirements. Duties Maintain a thorough understanding of all contract and subcontract agreements, construction documents, drawings, specifications, and scopes of work. Develop and implement site-specific execution plans, procedures, and logistics strategies to ensure efficient project delivery. Manage on-site labor relations and workforce issues, coordinating with the Project Manager as necessary to resolve concerns and maintain productive working relationships. Establish, enforce, and continuously monitor project-wide safety and security programs in compliance with the Barr & Barr Safety Program, OSHA requirements, and all applicable federal, state, and local regulations. Prepare and present routine and special project reports for job meetings, progress reviews, and client or management updates, and actively participate in such meetings. Keep the Project Manager and Project Engineer informed of all field changes, deviations, and potential impacts to scope, schedule, and cost. Ensure field changes are properly documented and incorporated into contract change orders and subcontract change orders. Review, authorize, audit, and process work authorizations, directives, force account/T&M tickets, and related documentation. Review and approve monthly progress estimates, subcontractor applications for payment, labor payrolls, material invoices, and other project-related expenditures to verify accuracy and contract compliance. Support the timely preparation and submission of monthly owner requisitions by providing accurate progress and cost information. Document field conditions and variations from contract documents and maintain up-to-date as-built drawings that accurately reflect all project modifications and completed work. Conduct regular subcontractor coordination meetings to communicate project requirements, monitor progress, review manpower allocations, and ensure compliance with project schedules. Proactively track the procurement and delivery of materials and equipment to avoid delays. Coordinate and sequence work among all trades to maximize productivity, minimize conflicts, and maintain uninterrupted project operations. Maintain daily site records, including reports, inspections, workforce tracking, safety observations, and progress documentation, ensuring accurate and complete project records throughout the construction process. Manage on-site labor relations and workforce issues, coordinating with the Project Manager as necessary to resolve concerns and maintain productive working relationships. Travel and overtime work will be required. Qualifications Proven management experience supervising facilities maintenance or industrial maintenance teams in a fast-paced environment. Strong mechanical knowledge with hands-on experience repairing HVAC systems, electrical systems (including high voltage), plumbing systems, and industrial machinery. Familiarity with programmable logic controllers (PLCs), schematics interpretation, engineering troubleshooting methods, and electrical testing tools such as voltmeters and ohmmeters. Knowledge of OSHA safety standards along with experience implementing safety procedures in industrial or facilities settings. Proficiency in Microsoft Office applications for reporting and documentation purposes. Experience managing projects related to facilities upgrades or repairs with excellent project management skills. Ability to read technical schematics for electrical diagrams or mechanical systems layouts effectively. Strong leadership skills with the ability to supervise teams effectively while fostering a culture of safety and continuous improvement. Excellent communication skills in English for coordinating with team members, vendors, contractors, and management staff.

Qualifications:

Bachelor's degree in Engineering, Construction Management or related discipline preferred; commensurate experience in construction projects including experience in planning, management, coordination and scheduling, and general construction/construction management work will be considered. 10-15+ years of construction management and/or general contracting, subcontracting or owner's representative experience is a plus. Knowledge of Quality Assurance (QA) and Environmental, Health & Safety (EHS) standards. Strong Understanding of multiple trade disciplines including mechanical and electrical systems. Organizational skills, oral & written communication and team attitude. Working knowledge of basic computer software.

Training:

Barr & Barr will provide all relevant and required OSHA, Safety and site specific training for its employees and staff.

Physical Requirements:

The employee may occasionally be required to lift, carry, push, or pull materials and equipment weighing up to 25 pounds. Specific vision abilities required include close vision, distance vision, depth perception, and the ability to adjust focus. Work may be performed in both office and construction site environments and may require exposure to varying weather conditions, noise levels, dust, and other typical construction-related conditions. Travel to project sites, client meetings, and company offices may be required.

Pay:

$110,000.00 - $145,000.00 per year
