This position requires a hands-on project manager who can take ownership of a project from turnover through closeout while maintaining strong control of schedule, cost, documentation, quality, safety, subcontractors, and client relationships. The ideal candidate is organized, accountable, financially aware, and comfortable managing multiple projects in a fast-paced federal contracting environment. Key Responsibilities Manage federal construction projects from preconstruction/project turnover through final closeout. Develop, maintain, and actively manage project schedules, budgets, cost projections, procurement, and subcontractor performance. Maintain accurate project financial information, including committed costs, change orders, cost-to-complete projections, and anticipated project profitability. Manage RFIs, submittals, change orders, meeting minutes, daily/project documentation, and other project controls. Maintain complete and current project information within Procore in accordance with company procedures. Coordinate closely with Project Management Assistants, Superintendents, subcontractors, vendors, estimating, accounting, and OCS leadership. Lead project meetings and communicate effectively with federal clients, contracting personnel, designers, subcontractors, and other project stakeholders. Identify schedule, cost, procurement, design, and performance issues early and develop solutions before they negatively impact the project. Manage subcontractor buyout, scopes of work, procurement, change management, and subcontractor performance. Manage the creation of the project schedule of values, and the entire monthly invoicing process from reviewing subcontractor invoices, creation of the owner monthly invoice, tracking of monthly payment and all necessary paperwork along with this. Review project costs and forecasts regularly and maintain accurate cost-to-complete and profitability projections. Ensure projects comply with contract requirements, drawings, specifications, quality-control requirements, safety requirements, and applicable federal construction procedures. Maintain strong client relationships while protecting OCS's contractual and financial interests. Manage project closeout, including punch lists, turnover documentation, warranties, final subcontractor requirements, and financial closeout. Travel to project sites throughout the Mid-Atlantic region as required. Qualifications Minimum 5 years of construction project management experience preferred. Experience managing projects for a General Contractor strongly preferred. Federal government construction experience strongly preferred , including familiarity with USACE, NAVFAC, GSA, or other federal agencies. Experience with Design-Build and Design-Bid-Build construction. Demonstrated ability to manage multiple projects and/or individual projects valued up to approximately $20 million . Strong understanding of construction contracts, drawings, specifications, subcontract agreements, scopes of work, schedules, change management, and project financial controls. Strong financial management skills, including budgeting, forecasting, cost-to-complete analysis, and project profitability. Proficiency with Procore , including project financials/budgets, submittals, RFIs, documentation, and reporting. Proficiency with Bluebeam, Microsoft Excel, Word, and Outlook . Proficient with CPM scheduling and experience with P6 is strongly preferred.
Pay:
$110,000.00 - $150,000.00 per year
