GCC Northwest specializes in multifamily renovations, repairs, remediation, restoration, and general construction projects. We are looking for someone with real construction experience who can help coordinate multiple active projects and serve as a central point of communication between ownership, field personnel, subcontractors, vendors, property management, and our clients. This is not an entry-level administrative position. The successful candidate must understand construction and be comfortable taking responsibility for schedules, subcontractor coordination, material purchasing, client communication, jobsite logistics, and day-to-day project coordination.
PRIMARY RESPONSIBILITIES
Coordinate daily and weekly schedules across multiple active construction projects. Maintain a 2-4 week look-ahead schedule for upcoming projects, labor, subcontractors, materials, equipment, and deliveries. Coordinate employees, subcontractors, vendors, equipment, and project resources. Review upcoming work and ensure materials are ordered and available before scheduled work begins. Obtain material pricing and place approved purchase orders. Coordinate material and equipment deliveries to jobsites. Assist with project mobilization, including materials, equipment, dumpsters, access, permits, subcontractors, and site logistics. Communicate directly with clients and property management throughout projects. Provide clients with regular updates regarding project progress, upcoming work, schedules, delays, access requirements, and anticipated completion dates. Proactively contact clients and property management to coordinate resident/tenant notifications and required notices for entry into occupied units. Coordinate unit access, keys, lockboxes, escorts, and other property-access requirements. Confirm required entry notifications have been distributed before crews or subcontractors are scheduled to enter occupied units. Maintain unit-entry and access schedules and coordinate missed or inaccessible units. Communicate daily priorities and schedule changes to project managers, superintendents, foremen, field crews, and subcontractors. Visit active jobsites as necessary to verify progress, manpower, materials, scheduling, and upcoming needs. Identify potential scheduling conflicts, material shortages, subcontractor delays, access problems, and other issues before they impact the project. Coordinate routine project issues directly and escalate significant contractual, financial, client, or scope issues to ownership. Track additional-work requests and potential change orders and communicate them to management before unauthorized additional work proceeds. Coordinate inspections and permit-related scheduling when required. Assist with subcontractor solicitation, scheduling, scope confirmation, and follow-up. Coordinate punch lists, final inspections, project completion, and closeout. Maintain organized project schedules, purchasing records, subcontractor information, client communications, and other project documentation. Participate in weekly construction operations and scheduling meetings with ownership. Provide ownership with regular updates identifying current project status, upcoming work, scheduling conflicts, problems, and items requiring management attention.
REQUIRED EXPERIENCE & QUALIFICATIONS
Prior construction industry experience is required. Minimum 5 years of relevant construction experience preferred. Experience as a Construction Coordinator, Project Coordinator, Assistant Project Manager, Project Manager, Superintendent, or similar construction position preferred. Experience coordinating multiple active construction projects. Multifamily renovation, occupied-property, remediation, restoration, or commercial construction experience is strongly preferred. Working knowledge of construction scheduling, subcontractor coordination, purchasing, material deliveries, and jobsite logistics. Ability to read and understand construction plans, scopes of work, schedules, and basic project documentation. Strong professional communication skills with clients, property managers, subcontractors, vendors, and field personnel. Strong organizational and problem-solving abilities. Ability to manage multiple projects and changing priorities simultaneously. Comfortable visiting and working around active construction sites. Basic computer proficiency and ability to learn construction/project-management software. Valid driver's license and reliable transportation. A current résumé showing relevant construction experience is required. Applicants should be prepared during the interview process to discuss specific construction projects they have coordinated or managed and explain their responsibilities involving scheduling, subcontractors, purchasing, clients, and field operations.

Because this position will have access to GCC Northwest's clients, subcontractors, pricing, project information, business relationships, and other confidential information, the successful candidate will be required to sign applicable confidentiality, non-solicitation, and/or restrictive-covenant agreements as permitted by law. GCC Northwest also maintains contractual requirements for subcontractors intended to protect company relationships, confidential information, and ongoing business interests.

We want someone who can become an important part of our operation—not simply someone who sits behind a desk. The right person understands construction, communicates well with people, stays ahead of problems, follows through, and can keep multiple projects moving without ownership having to personally coordinate every detail. As this individual demonstrates the ability to take on additional responsibility, there will be an opportunity to grow into a larger Construction Operations Manager role with increased authority and compensation.
