Property Inspector, Vacation Rentals Aspen / Snowmass, CO Part-Time | 10-20 hours per week | On-site $26/hour Who We Are AvantStay delivers exceptional short-term rental experiences in some of the country's most desirable destinations. We combine thoughtful hospitality, technology, and strong local operations to create memorable stays for guests and exceptional care for the homes we manage. About the Role AvantStay is looking for a dependable, detail-oriented Property Inspector to help ensure our vacation rental homes across Aspen and Snowmass are consistently clean, functional, well-presented, and ready for every guest arrival. This is a part-time, field-based position averaging approximately 10-20 hours per week . You'll spend most of your time traveling between homes, completing inspections, documenting findings, and catching issues before they affect a guest's stay. This role is a strong fit for someone who enjoys working independently, notices details others may miss, and takes pride in making sure things are done right. The primary focus of this position is property inspection and guest-readiness quality assurance . It is not an owner-management, guest-services, housekeeping, or maintenance technician position. What You'll Do Conduct detailed inspections of AvantStay vacation rental homes throughout Aspen, Snowmass Village, and surrounding areas. Inspect homes for cleanliness, presentation, functionality, inventory, safety, and overall guest readiness. Complete pre-arrival, routine, post-service, and follow-up inspections using AvantStay's inspection standards and technology. Identify housekeeping, maintenance, damage, supply, or quality issues and clearly document what needs attention. Take accurate photos and provide concise notes so the appropriate team can quickly understand and resolve identified issues. Verify completed housekeeping, maintenance, or vendor work through follow-up inspections when needed. Escalate urgent or significant property issues promptly to the local operations team. Maintain timely and accurate inspection records. Travel regularly between properties throughout the assigned market. Complete simple guest-readiness corrections when appropriate, such as resetting furniture, replacing batteries or light bulbs, restocking a missing item, or addressing another minor issue that can be resolved quickly and safely. Support additional property inspection and quality-control needs as required. What You'll Bring Strong attention to detail and a natural ability to recognize when something is not quite right. Reliability, punctuality, and strong follow-through. Ability to work independently without constant supervision. Good judgment and the ability to distinguish between something you can quickly resolve and something that should be escalated. Strong organization and time-management skills. Clear written communication skills. Comfort using a smartphone and mobile applications to complete inspections, upload photos, and communicate findings. High standards for cleanliness, presentation, and home condition. Reliable transportation and a valid driver's license. Comfort driving regularly between homes during a shift, including during winter conditions. Ability to stand, walk, bend, reach, kneel, and move throughout residential properties for extended periods. Ability to lift and carry up to approximately 25 pounds when needed. Previous experience in vacation rentals, hospitality, housekeeping quality assurance, property management, home inspection, or a related field is helpful, but not required. Schedule This is a part-time position expected to average approximately 10-20 hours per week . Hours will vary based on reservation volume and inspection needs. Much of the work will occur during daytime turnover and guest-arrival windows, with regular weekend and holiday availability particularly important during peak travel periods . The schedule may fluctuate from week to week, making this a good opportunity for someone seeking flexible, hands-on work in the Aspen/Snowmass area. Compensation $26 per hour What Success Looks Like You'll be successful in this role when: Inspections are completed accurately and on time. Homes consistently meet AvantStay's guest-readiness standards. Issues are identified before guests encounter them. Photos and documentation clearly communicate what needs to be addressed. Follow-up inspections confirm identified issues have been resolved. The local operations team can trust that when you've inspected a home, they have an accurate picture of its condition.
