About the Opportunity We are an established custom home builder in Southwest Florida specializing in high end custom homes, along with select commercial projects. We are a small, experienced group looking for an experienced Estimator/Purchasing professional who understands custom construction and knows how to take a project from plans and specifications to a complete, accurate budget. This position is responsible for estimating project costs, soliciting and evaluating bids, purchasing, issuing purchase orders, tracking budgets, and maintaining strong relationships with subcontractors, suppliers, and clients. Because we build custom homes, this is not a cookie cutter estimating position. Our projects require attention to detail, good judgment, strong follow through, and the ability to understand the complete scope of a project, not simply plug numbers into a spreadsheet. What You'll Do Prepare detailed and accurate cost estimates for high end custom residential and select commercial construction projects, including material, labor, subcontractor, and supplier costs. Perform takeoffs from architectural and construction plans and specifications. Solicit and evaluate subcontractor and supplier bids, making sure scopes are complete and comparable. Negotiate pricing, terms, and lead times with subcontractors and suppliers. Issue purchase orders and ensure pricing and scopes accurately reflect the project requirements. Track material availability and coordinate purchasing and deliveries with project managers and field personnel. Manage project budgets, selections, allowances, purchase orders, and change orders in Buildertrend. Track committed and actual costs against project budgets and identify potential variances early. Communicate directly with clients regarding budgets, allowances, selections, changes, and cost related questions. Work closely with project managers, architects, designers, subcontractors, and vendors throughout plan review and preconstruction. Maintain current knowledge of subcontractor pricing, material costs, lead times, and Southwest Florida market conditions. What We're Looking For Minimum 3 years of construction estimating and/or purchasing experience. Experience with high end custom residential construction is strongly preferred. Ability to read construction plans and specifications, perform takeoffs, develop a complete project budget, and explain that budget line by line. Strong understanding of construction costs, purchasing, scopes of work, subcontractor bids, allowances, and change orders. Buildertrend experience and strong Excel skills. Familiarity with Southwest Florida subcontractors, suppliers, construction practices, and current market pricing is highly preferred. Strong communication skills and the ability to work directly with homeowners in a clear, professional, and responsive manner, particularly when discussing budgets and costs. Highly organized with strong attention to detail and the ability to manage multiple projects and deadlines. Someone who follows through without having to be chased and would rather identify a problem early than explain it later. Experience and technical ability matter, but so does the person.
