POSITION SUMMARY
The Commercial Estimator is responsible for developing accurate, competitive project bids for Heritage Interiors' commercial flooring business. This role serves as a critical link between business development and project execution. Translating plans, specs, and site conditions into winning proposals while protecting margin and setting projects up for successful installation. The right candidate combines sharp quantitative skills with an eye for material and labor cost realities on commercial job sites. Core Responsibilities Estimating & Bid Preparation Perform complete quantity takeoffs from architectural drawings, specifications, and site measurements for flooring scopes Prepare detailed, itemized cost estimates including materials, labor, subcontractors, and project-specific conditions (phasing, occupied spaces, special substrates, etc.) Source pricing from vendors and subcontractors; negotiate to optimize margin without sacrificing quality or delivery Develop and submit bid packages on time; track bid calendars and deadlines across multiple active pursuits Review project specifications for scope clarifications, exclusions, and allowances Project Handoff & Coordination Conduct structured handoffs to the project management and installation teams upon award, ensuring scope, budget, and schedule assumptions are clearly communicated Support the creation of submittals, material selections, and cut sheets as needed during pre-construction Collaborate with the design/showroom team on commercial product selections and lead times Participate in pre-bid site walks and pre-construction meetings with GCs and owners Business Development Support Build and maintain relationships with general contractors, construction managers, and owners' representatives to develop bid opportunities Track win/loss outcomes and provide feedback to improve estimating accuracy and competitiveness over time Maintain estimating database with current pricing, labor rates, and productivity standards
QUALIFICATIONS
Required 3+ years of estimating experience in commercial construction, flooring, interiors, or a closely related trade Demonstrated ability to read and interpret architectural drawings, specifications, and finish schedules Strong math skills and high attention to detail in quantity takeoff and pricing Proficiency with Microsoft Office (Excel in particular); experience with estimating or project management software Ability to manage multiple bids simultaneously and meet deadlines in a fast-paced environment Clear written and verbal communication with ability to interface professionally with GCs, vendors, and ownership Preferred Experience with flooring product knowledge and installation methods Familiarity with commercial bid platforms (BuildingConnected, Procore, iSqFt, etc.) Background in working with GC prequalification requirements and CSI specification formats Experience with RFMS or similar job costing / ERP software
