Estimator Thompson Recreation Austin, TX Job Details Full-time $62,635.88 - $80,000.00 a year 1 day ago Benefits Fuel reimbursement Paid time off Qualifications Research Full Job Description Position Summary Thompson Recreation and Thompson Yellow are seeking an experienced Construction Bid Manager / Estimator to manage estimating, bidding, preconstruction, and contractor compliance for commercial playground, park, recreation, shade, concrete, and site-development projects. This role will take ownership of the bid process while helping ensure the companies remain properly licensed and qualified to perform work across multiple states. Key Responsibilities Review bid invitations, plans, specifications, addenda, contracts, and project requirements. Perform quantity takeoffs and prepare complete project estimates for labor, equipment, materials, subcontractors, freight, mobilization, and related costs. Solicit, analyze, and level subcontractor and supplier quotations; identify scope gaps, exclusions, risks, and potential change-order exposure. Prepare and submit accurate proposals by required deadlines; maintain the bid calendar and track opportunities and results. Attend pre-bid meetings and coordinate site visits when required. Review civil, landscape, architectural, structural, and playground-related plans and specifications. Coordinate with project management and field operations so estimates reflect actual installation methods, production rates, and field conditions. Develop value-engineering options, alternates, and historical job-cost data to improve estimating accuracy and profitability. Follow up on submitted bids and maintain relationships with general contractors, municipalities, schools, landscape architects, vendors, and other customers. Manage project handoff from estimating to operations after award. Multi-State Contractor Licensing & Compliance Maintain and track general contractor licenses, registrations, qualifying-party requirements, bonds, insurance, renewals, continuing education, and other compliance requirements in each state and jurisdiction where the companies operate. Research licensing and registration requirements before bidding or contracting in new states or jurisdictions. Coordinate applications, examinations, documentation, renewals, and communications with licensing boards and regulatory agencies. Expand the company's contractor licensing footprint into additional states as business opportunities require. Maintain an organized database of licenses, classifications, numbers, expiration dates, qualifying parties, bonds, and renewal requirements. Confirm the companies are properly licensed and eligible to bid and contract before pursuing work in new jurisdictions. Work with management to identify additional states where licensing would support growth and upcoming opportunities. Maintain contractor prequalification and registration requirements with general contractors, municipalities, school districts, and other customers when required. Preferred Qualifications 3+ years of construction estimating, bidding, preconstruction, or related experience. Ability to read construction plans/specifications and perform detailed takeoffs. Experience with commercial site work, concrete, playgrounds, parks, recreation construction, shade structures, landscaping, or similar scopes is preferred. Strong Excel skills and experience with estimating/takeoff software. Knowledge of public works, prevailing wage, bonding, insurance, contractor licensing, and commercial construction contracts is a plus. Highly organized, detail-oriented, accountable, and able to manage multiple deadlines independently.
