About the Opportunity Graham Residential is seeking an experienced Painter to support our residential communities in the Miami Lakes area. This position is responsible for skilled interior and exterior painting, surface preparation, touch-ups, and related work to help maintain our apartments and communities to high-quality standards. The ideal candidate is an experienced, dependable painter who takes pride in their work, pays close attention to detail, and can independently manage assigned projects and priorities. What You'll Do

• Perform interior and exterior painting, staining, touch-ups, and related surface-finishing work.
• Prepare surfaces by cleaning, pressure washing, scraping, sanding, patching, caulking, and priming.
• Complete painting for apartment turnovers, common areas, building exteriors, renovations, and property improvement projects.
• Use paint sprayers, rollers, brushes, ladders, pressure-cleaning equipment, and other painting tools safely and effectively.
• Inspect completed work for quality, coverage, appearance, and overall workmanship.
• Estimate material needs and maintain appropriate paint, supplies, tools, and equipment.
• Coordinate with the Maintenance Manager and property teams regarding scheduling, access, work status, and completion.
• Maintain clean, organized, and safe work areas.
• Safely operate a Company vehicle when traveling between properties or transporting materials and equipment.
• Follow Company safety procedures and use required personal protective equipment (PPE). What We're Looking For
• Minimum 5 years of painting or related experience.
• Experience in residential, multifamily, commercial, construction, or property maintenance environments preferred.
• Knowledge of interior and exterior painting techniques, coatings, surface preparation, and proper application methods.
• Experience using paint sprayers, pressure cleaners, rollers, brushes, ladders, and related equipment.
• Ability to work independently, prioritize assignments, and complete projects on schedule.
• Strong attention to detail and commitment to quality workmanship.
• Good organizational, time-management, and customer-service skills.
• Ability to communicate effectively in English and Spanish, verbally and in writing.
• Valid driver's license and ability to safely operate a Company vehicle.

Physical & Work Environment This is an active, hands-on position that involves standing and walking for extended periods, climbing ladders, bending, kneeling, reaching, and lifting. The position may require lifting up to 50 pounds and working both indoors and outdoors in varying weather conditions. Work may involve exposure to paint and cleaning products, fumes, dust, noise, elevated work areas, and other conditions associated with painting and property maintenance. Schedule and Location
