Job Description

Job Summary We are seeking an experienced and detail-oriented Construction Project Manager / Estimator to oversee construction projects from the initial estimate through project completion. This position will be responsible for accurately estimating project costs, developing competitive proposals, coordinating subcontractors and vendors, managing project schedules and budgets, and ensuring projects are completed safely, efficiently, and to the customer's satisfaction. The ideal candidate has strong construction knowledge, excellent organizational and communication skills, and the ability to manage multiple projects while maintaining close attention to costs, schedules, and quality. Responsibilities Estimating Review plans, specifications, scopes of work, and project requirements. Perform accurate quantity takeoffs and develop detailed cost estimates. Obtain and evaluate subcontractor and vendor pricing. Prepare labor, material, equipment, subcontractor, and overhead estimates. Identify project risks, exclusions, allowances, and potential cost impacts. Prepare competitive bids and proposals for clients and general contractors. Maintain organized estimating records and project documentation. Assist with value engineering and cost-saving opportunities. Follow up on submitted proposals and assist with contract negotiations as needed. Project Management Manage construction projects from contract award through completion and closeout. Develop and maintain project schedules, budgets, and procurement plans. Coordinate subcontractors, suppliers, field personnel, inspectors, and customers. Conduct project kickoff meetings and maintain regular communication with project stakeholders. Monitor job costs, labor, materials, change orders, and project profitability. Review invoices, purchase orders, subcontractor billing, and project expenses. Identify and address project issues before they affect schedule or budget. Prepare, document, and negotiate change orders. Conduct regular site visits to monitor progress, quality, safety, and compliance with plans and specifications. Maintain accurate project documentation, including daily reports, meeting notes, schedules, RFIs, submittals, and closeout documents. Coordinate inspections, permits, and other project requirements as applicable. Ensure projects are completed on time, within budget, and according to contract requirements. Manage project closeout, punch lists, warranties, and final documentation. Qualifications 3-5+ years of experience in construction estimating and/or project management. Strong knowledge of construction methods, materials, and sequencing. Ability to read and interpret construction drawings, plans, specifications, and contracts. Experience performing construction takeoffs and developing detailed estimates. Understanding of construction budgets, schedules, labor costs, material costs, and subcontractor pricing. Strong negotiation and vendor/subcontractor management skills. Excellent written and verbal communication skills. Strong organizational skills and attention to detail. Ability to manage multiple projects and deadlines simultaneously. Proficiency with Microsoft Office, particularly Excel. Experience with estimating or project management software is preferred. Valid driver's license and reliable transportation. OSHA or other construction-related certifications are a plus. Preferred Experience Experience in one or more of the following areas is preferred: Commercial construction Industrial construction Civil/site work Concrete Roofing Building renovations Tenant improvements Design-build construction Public works Residential construction Key Performance Expectations The successful candidate will be expected to: Produce accurate and timely estimates. Maintain project budgets and protect company margins. Keep projects on schedule. Develop strong relationships with customers, subcontractors, and vendors. Communicate project status, risks, and changes effectively. Maintain accurate project documentation. Resolve problems quickly and professionally. Deliver quality projects while maintaining high standards for safety and customer satisfaction. The ideal candidate is comfortable working with numbers and budgets while also being able to communicate effectively with customers, subcontractors, vendors, and field crews. A successful candidate will be self-motivated, accountable, organized, solution-oriented, and comfortable taking ownership of projects from the bid stage through final completion. Pay:
$75,000.00 - $125,000.00 per year
