Job Description

Assistant Property Manager / Leasing Agent Assistant Property Manager/Leasing Agent needed for our Class A Manufactured Apartment Community with pool, clubhouse, movie theater and pickle ball court! Candidate must have experience in multi-family property management & home infill.
DUTIES AND RESPONSIBILITIES
Conduct all business in accordance with Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, all other Federal and State laws, and the company's policies and procedures.
FINANCIAL
Actively maintain and report monthly variances and narratives. Ensure that all rents are collected when due, performs evictions, and utility cut- offs as required. Constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance. The property manager is responsible for approving and submitting all invoices to corporate office for payment.
ADMINISTRATIVE/OFFICE
Ensures that lease files are complete, and that completion of leases is being executed properly. Responsible for offices opening on schedule, condition of office, and model home. Attends scheduled and impromptu corporate management meetings. Maintains records on all aspects of management activity on a daily, weekly, and monthly basis. Submits required reports to corporate offices on a weekly and monthly basis.
RESIDENT RELATIONS
Maintain a positive customer service attitude. Inspection with residents move-in/move-outs. Review all notices to vacate to determine the cause of the move-out. Initiate and implement policies/procedures to maintain resident communications (e.g., complaints, service requests, etc.).
MAINTENANCE
Physically walk and inspect community on a regular basis; check on vacant homes; check on installation and vacancy status of new homes, ensuring all state and local guidelines are met through inspections, permits, insurance, etc. Updates management teams indicating vacancy status on a weekly basis. Coordinates with maintenance and make-ready staff to ensure timely (72 hour turn around) condition of homes after move-out.
MARKETING/LEASING
Welcome and show community to prospective new residents. Also, handle incoming phone calls from prospective new residents and complete appropriate paperwork.
DRIVING/TRAVELING REQUIREMENTS
Frequent need (20% to 25% of the time) to utilize transportation to inspect community and surrounding neighborhood. Must have valid driver's license and current automobile insurance.
QUALIFICATIONS
Position prefers experience in on-site property management. You must have background in supervision with a successful & verifiable track record of accomplishments.
Computer Skills:
Must be proficient in Microsoft Office (Word, Excel, Outlook, PowerPoint) and
Rent Manager Work Hours:
This is a salaried position, so you must be available on weekends for open houses, staffing needs, and resident emergencies. This position's work week is Monday through Thursday and Saturday, off Friday and Sunday. The work hours are typically 10 AM to 7 PM.
MISCELLANEOUS SKILLS
Experience launching community initiatives (e.g. building an online forum, launching an ambassador program, creating an event series and writing an email newsletter) Ability to identify and track relevant community metrics (e.g. repeat attendance at events) Excellent verbal communication skills Excellent writing skills Hands on experience with social media management for brands Knowledge of online marketing and marketing channels Attention to detail and ability to multitask
