Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The Property Manager will effectively manage and coordinate persons, activities and available resources to accomplish community objectives as set forth by the Property Owner. These objectives will include maximizing occupancy levels and community values. •Will supervise team of 3 + team members, managing 150 + units Core Expectations Every person is expected to perform any reasonable task or request that is consistent with fulfilling company objectives. Always represent the company in a professional manner. Maintain a positive customer service attitude. Operate in the best interest of the company. All Thayer Company employees are expected to read and understand policies and procedures on the on-line SOP. If something is unclear the employee is expected to ask for guidance and/or clarification. Conduct all business in accordance with company policies and procedures, state and federal laws, e. g. OSHA, ADA, Fair Housing, etc. Demonstrate community and apartment/model and apply product knowledge to clients? needs by communicating the features and benefits. Consistently implement policies of the community. Job Duties and Responsibilities Regularly inspects the property to ensure company standards are being met and takes appropriate action to establish property compliance with safety, industry, and state/city/federal regulations to ensure safe and stable operation of the property at all times; identifies areas of improvement and offers suggestions to improve efficiency, productivity, and profitability of the property. Gathers, analyzes, and interprets current market and economic trends that may impact the property and implement marketing and leasing strategies to achieve the property's occupancy and revenue goals. Monitors and analyzes traffic logs, budget guidelines, renewal information, marketing data, etc. to be able to give up-to-date and proper information as requested. Manages resident retention ensuring residents are responded to in a timely manner and taking necessary action to address service issues; monitors resident satisfaction. Demonstrate ability to understand financial goals, operate assets in owners' best interest in accordance with policies and procedures. Prepares annual budgets and income projections in a timely and accurate manner. Oversees requests for repairs and maintenance and ensures appropriate response to resident requests for service orders; verifies, inspects, and confirms the status of all vacant units. Ensures all budgeting guidelines and financial systems relating to purchase order systems as well as expense monitoring and approval. Provide constant vendor/subcontractor communication concerning scheduling and billing. Supervises entire on-site staff. Ensure all employees receive feedback and communication so they are performing their duties at the highest level possible. Provide support to staff to encourage team work and lead by example in creating harmonious environment. Ensure all administrative processes involving personnel are handled on a timely basis (i.e., performance evaluations, time sheets, change of status forms, etc.) Hires, trains, supervises, develops, and mentors property team members. Attendance is an imperative job function.
