Job Description Summary The Multifamily Property Manager is responsible for the overall operation and performance of the community, ensuring it is maintained to a market-ready standard while delivering a high level of service to residents and prospects. This role is responsible for leading and developing a high-performing onsite team while maximizing occupancy, resident satisfaction, revenue, and overall property performance.
Compensation Salary:
Commensurate with experience. In addition to a competitive base salary, this position offers a generous bonus structure tied to performance and community results , providing additional earning potential for high-performing Property Managers. Essential Job Duties Oversee the smooth and efficient operation of the community in a fast-paced environment, including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy management, marketing, lease renewals, service contracts, expense control, audits, and other property operations. Provide exceptional customer service and communication to residents and prospects to enhance resident satisfaction, increase renewals, drive revenue, and strengthen the community's reputation. Ensure all lease and renewal paperwork is completed accurately and in accordance with company standards. Track and evaluate advertising, marketing efforts, and all prospect traffic to identify opportunities for improved performance. Develop, mentor, lead, and manage a high-performing and cohesive onsite team, including leasing, customer service, maintenance, and management personnel. Drive revenue and occupancy through a strong understanding of market conditions, competitive properties, pricing, and creative marketing strategies. Supervise the day-to-day operations of the onsite team and ensure company policies, procedures, and standards are consistently followed. Interview, hire, train, coach, and develop team members as needed to maintain an effective and engaged onsite staff. Maintain accurate resident files and ensure compliance with company standards and applicable requirements. Maintain a positive living environment for residents through prompt conflict resolution, strong communication, and consistent follow-up. Manage all aspects of the community budget and financial performance, including expense control and accountability. Partner with the leasing team to establish and achieve leasing, occupancy, renewal, and marketing goals. Monitor property performance and identify opportunities to improve operations, resident satisfaction, revenue, and profitability. Communicate regularly with leadership regarding property performance, challenges, opportunities, and action plans. Competencies Strong leadership, communication, and customer service skills. Excellent verbal and written communication skills. Strong organizational, time-management, and problem-solving abilities. Computer proficient, including Microsoft Office Suite and internet-based systems. General office, bookkeeping, financial, and sales knowledge. Ability to analyze leasing performance and identify opportunities for staff development and improved results. Ability to set goals, hold team members accountable, and coach employees toward improved performance. Strong understanding of onsite multifamily operations. Ability to effectively manage and motivate a team. Ability to work independently while collaborating effectively with leadership and other departments. Ability to prioritize and manage multiple responsibilities in a fast-paced environment. Ability to perform other related duties as required or assigned. Required Experience 3+ years of onsite Multifamily Property Manager experience required. Strong preference for experience with CRM systems, AppFolio, and BlueMoon . Proven experience leading and developing an onsite team. Experience with leasing, resident relations, collections, budgeting, and overall property operations preferred. Schedule Onsite Monday-Friday, 8:30 AM-5:30 PM. Regular travel between buildings and throughout the community may be required. Work Environment This position operates primarily in a professional office and community environment. The role routinely uses standard office equipment, including computers, phones, photocopiers, filing systems, and other office technology. The position also requires regular interaction with residents, prospects, vendors, and onsite team members and may require travel throughout the community and to other locations as needed. Physical Demands The physical demands described here are representative of those that must be met to successfully perform the essential functions of the position. While performing the duties of this job, the employee may be required to stand and walk for extended or continuous periods. The employee must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outdoors between buildings in varying weather conditions. The employee may regularly be required to remain in a stationary position (sitting or standing) for extended periods and operate standard office equipment. The employee must be able to travel up to 15% of the time, with frequency and duration varying based on business needs. The employee must be able to occasionally exert up to 25 pounds of force and frequently and/or constantly exert up to 25 pounds of force to lift, carry, push, pull, or move objects. Pay:
$60,000.00 - $80,000.00 per year
