Sunstone Two Tree is seeking an experienced Purchasing Agent to support residential construction projects and community development initiatives. The ideal candidate is detail-oriented, analytical, and experienced in budgeting, procurement, and residential construction.Responsibilities:
Prepare bid packages, including scopes of work, payment schedules, pricing schedules, insurance requirements, exhibits, plans, and cover letters. Solicit and manage bids for assigned construction projects. Negotiate subcontractor pricing adjustments and scope revisions as needed. Ensure timely processing and receipt of vendor and national contract rebates. Analyze bid submissions for completeness, accuracy, and compliance with project requirements. Prepare bid comparison analyses and assist in the selection of preferred trade partners. Prepare and issue purchase orders and change orders. Review purchase order claims and contracts to ensure conformance with approved terms and conditions. Collaborate with local construction teams to monitor trade partner performance and compliance with contract requirements. Maintain current approved vendor and trade partner bid lists. Partner with insurance compliance teams and trade partners to resolve compliance questions and communication challenges. Assist with monthly budget reviews and validation of material takeoffs. Serve as the initial escalation point for vendor-related issues and communicate escalations to the Associate Vice President of Purchasing. Maintain accurate purchasing records and support process improvement initiatives.Qualifications:
Minimum of two (2) years of related purchasing or procurement experience required. Minimum of two (2) years of budget management experience required. Intermediate experience reading and understanding civil engineering, land development, and architectural plans. Intermediate project management skills. Demonstrated knowledge of residential construction and the components required to construct single family and multi-family homes required. Experience analyzing direct costs to maintain or improve budgets required. Two (2) or more years of homebuilding industry experience preferred. Intermediate proficiency in Microsoft Excel, including budget tracking and reporting. Excellent verbal and written communication, planning, budgeting, analytical, organizational, and time management skills. Valid driver's license and satisfactory driving record required.Compensation:
