Monday-Friday, 8:30 AM-5:30 PM (Full-time) Position Summary Hyundai Eng America, Inc. (HEA) is seeking a Property & Facility Manager to oversee on-site property and facility operations for Hyundai Rio Vista, Inc. (RVT). The Property & Facility Manager will serve as the primary on-site representative responsible for property operations, facility management, tenant support, vendor coordination, and capital improvement activities. This role combines both Property Management (PM) and Facility Management (FM) responsibilities and is focused on maintaining safe, efficient, reliable, and professional building operations while supporting long-term asset preservation. Bilingual proficiency in Korean and English (written and verbal) is required for this position. Key Responsibilities Property Management Serve as the primary on-site representative for RVT property operations. Act as the main point of contact for tenants, stakeholders, and service providers. Support asset preservation and property value enhancement initiatives. Conduct facility inspections and monitor overall property conditions. Assist in the development and management of annual operating (OPEX) and capital (CAPEX) budgets. Facility Management Oversee daily facility operations and maintenance activities. Manage critical building systems, including HVAC, electrical, plumbing, and fire alarm systems. Coordinate preventive maintenance and corrective repair programs. Respond to facility-related issues, service requests, and operational concerns. Monitor facility performance metrics and operational KPIs. Vendor Management Manage service providers, including security, janitorial, landscaping, and pest control contractors. Review contracts and monitor vendor performance. Ensure service quality, cost efficiency, and compliance with contract requirements. Coordinate and supervise contractor activities and site work schedules. Capital Improvement & Project Coordination Support building renovation, repair, and capital improvement projects. Monitor project schedules, budgets, and quality standards. Coordinate contractors, consultants, and service providers. Manage punch lists, project closeout, and turnover activities. Budget & Reporting Manage and monitor OPEX and CAPEX expenditures. Review invoices and analyze operating costs. Prepare operational reports and project status updates. Identify opportunities for cost savings and operational improvements. Safety & Compliance Support compliance with OSHA regulations and other applicable safety requirements. Conduct routine safety inspections and risk assessments. Manage incident response and corrective action activities. Support emergency preparedness and response activities. Qualifications Education Bachelor's degree preferred. Degree in Property Management, Facility Management, Engineering, Construction Management, Business Administration, or a related field preferred. Experience Minimum of 5 years of experience in Property Management and/or Facility Management. Experience managing commercial office buildings or industrial facilities preferred. Proven experience managing contractors and service providers. Capital project management experience preferred. Bilingual proficiency in Korean and English (written and verbal) is required. Position Objective The Property & Facility Manager is responsible for protecting and enhancing RVT's property assets, supporting tenant satisfaction, coordinating facility operations and maintenance activities, managing service providers, and supporting capital improvement projects to ensure safe, reliable, and efficient property operations. $80,000.00 - $100,000.00 per year
