$75,000•95,000 annually (Exempt/Salaried) Position Summary The Project Manager (PM) provides estimating and project management services and oversees the execution of maintenance work orders and service agreements. The PM also performs maintenance-related tasks as needed. Essential Duties and Responsibilities General Develop and maintain positive relationships with clients. Estimate projects and prepare budgeted proposals for clients upon approval from the Operations Manager. Negotiate and execute service contracts. Prepare construction schedules. Complete project-specific daily reports and photographs. Attend client meetings. Coordinate, oversee, and manage building repair and maintenance work performed by technicians, vendors, and contractors. Review work orders to ensure assignments are completed accurately and on time. Ensure projects are completed on schedule. Conduct facility inspections and prepare final reports. Obtain and review price quotes for the procurement of materials, services, and labor. Manage capital projects and prepare operating budgets and variance reports. Manage vendor relationships. Review invoices and ensure accurate cost coding. Perform a variety of maintenance-related tasks. Perform other duties as assigned. Safety Ensure safe working conditions for all employees, subcontractors, and visitors at the office and job sites. Enforce all established safety regulations and safe work practices. Take appropriate action to ensure compliance with safety policies and procedures.
