Role :

MW Group, Ltd is looking for an experienced Commercial Property & Facilities Manager to oversee the day to day operations of our Maui commercial properties. This is a hands-on management role for someone who enjoys being involved in the business and takes pride in keeping properties well-run, well-maintained, and welcoming to tenants and customers. You'll work directly with ownership and have a meaningful role in decisions affecting the portfolio. You'll work closely with our licensed broker of record and leasing team, while taking the lead on property operations, tenant relationships, building maintenance, vendors, budgets, and capital projects. We're looking for someone who can look at the big picture but isn't afraid to get into the details when something needs to be taken care of. What you'll do: Responsibilities may include other property, facilities, administrative, financial, or operational tasks as assigned by ownership or management. We value someone who is willing to pitch in, solve problems, and do what is needed to keep the properties and the team moving forward.

Property Operations :

Oversee daily operations of commercial properties and maintain strong relationships with tenants Work with leasing team on lease negotiations, renewals, tenant concerns, and other leasing matters Oversee rent collection, CAM budgeting, and reconciliations Prepare monthly financial and operating reports for ownership Coordinate tenant improvements, move-ins, and move-outs from start to finish Keep the property records and regulatory requirements up to date Manage vendors and contractors, including pricing, contracts and performance

Facilities & Building Management :

Lead and support maintenance and janitorial staff, including training and scheduling Respond to emergency maintenance issues and make sure problems are addressed quickly Manage the operation and maintenance of major building systems, including HVAC, electrical, plumbing, fire/life safety, and security Plan and manage capital improvement and building projects from beginning to completion Oversee preventative and corrective maintenance programs across the portfolio Establish and maintain high standards for building appearance, safety, and maintenance Follow up on maintenance issues to make sure they are resolved properly and don't become recurring problems Working with

Ownership :

Prepare and manage annual operating and capital budgets Identify practical ways to control costs and improve the operation of the properties Monitor property performance and provide recommendations to ownership Build strong working relationships with tenants, vendors, contractors, and other partners Keep ownership informed about important property issues, upcoming projects, and opportunities What we're looking for : We're looking for someone with at least five years of experience in commercial property management, facilities management, or a combination of the two. Hawaii Real Estate License (active and in good standing) preferred or willingness to obtain.

The right person will have:

Experience managing commercial properties and/or building operations A solid understanding of building systems and maintenance Strong organizational and communication skills Good financial and budgeting skills The ability to manage several properties and priorities at the same time Good judgment and the ability to make decisions and follow through A hands-on approach and a willingness to get involved when needed A CPM, RPA, FMP, or CFM certification is a plus,but not required. We're more interested in your experience, judgment, and track record than a list of credentials.

Compensation & Benefits :

$100,000-$115,000 base salary , depending on experience, plus benefits. MW Group, Ltd.
