General Overview:
- Our family owned company is a full service Real Estate company specializing in Commercial Sales and Leasing, Residential Sales, Leasing, and Property Management.

Duties and Responsibilities:
- Maintenance coordination for residential and commercial properties located in St Clair, Madison and Monroe counties.
- Full time, Monday to Friday from 8:00 to 5:00 (hour lunch) with occasional after hours calls/emails/texts.
- Manage and communicate with clients, insurance companies, vendors regarding insurance claims.
- Coordinate schedules for multiple maintenance technicians to complete service issue requests timely and efficiently
- Coordinate independent contractors/vendors to complete service issues requests timely
- Troubleshoot service issues prior to sending out a technician or vendor including reviewing past history on service requests for historical perspective
- Review inspection reports and assign maintenance as needed
- Obtain estimates on work such as flooring replacement, painting, appliance replacement, and present to clients for approval including funding projections
- Schedule regular services such as HVAC, sprinkler, and lawn care
- Successfully manage approximately 150 service issues at any given time Review, analyze, and administer commercial property maintenance contracts and service agreements, including snow removal, HVAC maintenance, fire alarm monitoring, landscaping, and other recurring services, ensuring vendors fulfill contractual obligations and scheduled services.
Respond to tenant maintenance communications via email and phone, coordinate vendor or technician scheduling and access, provide status updates, and follow up through completion. Document updates and status changes in service issues throughout the service process addressing delays, deficiencies, and unresolved issues through completion. Review leases and related documents to determine tenant and ownership responsibilities for maintenance and repairs and coordinate work accordingly. Work with property managers to evaluate maintenance and repairs, obtain and review vendor proposals and estimates, and coordinate ownership approval for high-dollar repairs. Site visits to commercial and residential properties to assess issues, report back, and document conditions.
- All other duties as assigned Qualifications Experience in property maintenance, facilities management, construction, or a related field, preferred.
Previous leadership or team-management experience preferred. General knowledge and language of HVAC, plumbing, electrical, appliances, and general repairs, preferred Strong troubleshooting, organization, and decision-making skills. Ability to manage a high-volume, constantly changing workload. Excellent communication and follow-up skills. Comfortable using property-management software and other technology. Valid driver's license and reliable transportation. Ability to travel regularly throughout the assigned local service area. What Success Looks Like Service requests are completed promptly, correctly, and professionally. Residents, clients, and team members receive consistent communication. Aging and repeat service issues are reduced. Technicians and vendors are held to clear performance standards. Preventive maintenance and property conditions improve. Maintenance costs are carefully managed without sacrificing quality. The department operates proactively instead of moving from emergency to emergency.
Pay:
$45,000.00 - $55,000.00 per year
