$100,000-130,000/yr Full-time Mon-Fri Office and field The Opportunity We're looking for an experienced construction project manager who knows custom home building and is ready to take on commercial work as well.

The role spans two companies:

DeMars Construction, which builds custom homes, and Factor Commercial Construction, which delivers commercial projects across development, property management, and real estate. You'll report jointly to our President (commercial) and Director of Residential Construction (residential). If you've built custom homes and want a broader seat that includes commercial work, this is that seat. What You Will Do Manage assigned residential and commercial projects from planning through closeout, owning schedules, budgets, and delivery, and communicating timeline or budget changes to clients promptly. Coordinate subcontractors, suppliers, and vendors on scoping, scheduling, deliveries, lead times, and performance. Track budgets, invoices, purchase orders, and change orders, keeping project data accurate and current. Keep project documentation complete — plans, permits, submittals, selections, warranties, and closeout records Coordinate permitting, inspections, and municipal requirements across jurisdictions. Uphold job site safety, quality, cleanliness, and workmanship standards on every project. Bring consistent systems to both sides of the business, and mentor Project Managers as the team grows. Work as part of a team — collaborating with leadership, field staff, and trade partners so every project delivers an excellent client experience and an excellent result. On the Residential Side Support the client experience alongside the Director of Residential Construction, the primary client contact, including weekly updates on construction status. Work closely with our Lead Carpenters on sequencing, site readiness, and finish quality. Manage selections and allowances, forecasting proactively to keep decisions and schedules moving. On the Commercial Side Coordinate with development and operations between phases, and with consultants, architects, and engineers on commercial scopes. Review bids and proposals, support buyout, and prepare pricing for approval. Support due diligence, budgeting, and pre-construction planning on upcoming projects. What We Are Looking For Project management experience, including substantial custom home or high-end residential work. Deep residential construction knowledge — sequencing, trades, materials, and the finer details that quality work requires. Clear, professional communication and the judgment to work directly with clients, leadership, and trade partners. Working knowledge of commercial construction, or the clear capability and willingness to take it on. Working proficiency with Microsoft 365 (Teams, SharePoint, Outlook, Word, Excel). Valid driver's license and reliable transportation. Preferred Qualifications A plus if you've managed both residential and commercial projects within the same organization, know commercial construction software (Procore, Autodesk Construction Cloud, or Bluebeam Revu), have permitting/inspection experience in the Mankato area, and have mentored project management or field staff. We're also looking for a willingness to learn and apply AI tools, including Claude, for reporting and documentation. Field and Site Expectations Regular job site visits are part of the role, including walking active or unfinished areas, using stairs and ladders, and working outdoors in seasonal conditions, with or without reasonable accommodation. Site-access, safety, and PPE requirements must be followed at all times.
