•105,000, based on experience Position Summary J-CM Services is seeking an experienced Project Manager to help lead our expanding steel-building and barndominium business throughout North Texas. This position will manage projects from preliminary estimating and design coordination through procurement, construction, and closeout. The successful candidate must understand pre-engineered metal buildings, structural and secondary steel components, construction drawings, and steel detailing well enough to identify conflicts, coordinate revisions, and communicate effectively with manufacturers, engineers, detailers, subcontractors, and field personnel. This is not a senior-level departmental management position or a manufacturer-level detailing role. It is a hands-on Project Manager position for someone capable of independently managing projects while helping J-CM strengthen its steel-building estimating, detailing-review, procurement, and project-delivery processes. The position requires a combination of office-based project management and regular visits to project sites throughout North Texas. Primary ResponsibilitiesProject Management Manage assigned projects from turnover through final completion. Develop and maintain project schedules, budgets and cost projections. Coordinate subcontractors, suppliers, manufacturers and field personnel. Prepare and administer purchase orders and subcontract agreements. Monitor committed costs, labor, materials, billing and project profitability. Process RFIs, submittals, change orders and owner billing documentation. Conduct project meetings and provide regular progress reports. Identify schedule, cost and construction risks before they affect the project. Support superintendents and field crews in resolving construction issues. Manage punch-list completion, closeout documents and customer turnover. Maintain clear and professional communication with clients throughout the project. Steel Buildings and Barndominiums Manage pre-engineered metal building, barndominium, barn, shop and related construction projects. Review architectural, structural and PEMB drawings for completeness, constructability and coordination. Interpret anchor-bolt plans, framing plans, elevations, sections, erection drawings and shop drawings. Understand primary framing, secondary framing, bracing, roof and wall panels, trims, openings and accessory packages. Review steel detailing and manufacturer submittals for obvious conflicts, omissions and inconsistencies. Coordinate drawing questions and revisions with engineers, architects, steel manufacturers and third-party detailers. Verify that building dimensions, framed openings, roof slopes, elevations and foundation requirements are coordinated before release. Track approval drawings, fabrication releases, material deliveries and erection schedules. Coordinate PEMB work with foundations, slabs, MEP systems, interior buildout and site improvements. Assist with material takeoffs and scope development for structural and miscellaneous steel. Help establish standardized estimating, submittal and quality-control procedures for the company's growing steel-building business. This position is expected to understand and review steel detailing—not independently engineer buildings or perform advanced MBS programming, Tekla modeling or manufacturer-level system development.

Estimating and Preconstruction Perform or review quantity takeoffs and conceptual estimates. Solicit and evaluate subcontractor, supplier and manufacturer proposals. Identify scope gaps, exclusions and qualifications before bid submission. Assist with design-build budgeting and value-engineering recommendations. Prepare bid comparisons, project budgets and client proposals. Participate in preconstruction and project-fit meetings with prospective clients. Support development of budgets for barndominiums, barns, metal buildings and related site infrastructure. Maintain historical pricing and estimating information in Knowify or other company systems. Client and Business Support Explain construction requirements, schedule implications and cost changes in clear language. Assist clients in moving from preliminary concepts into buildable project scopes. Support the company's relationships with steel manufacturers, engineers, architects and specialty subcontractors. Represent J-CM professionally at client meetings, project sites and industry events. Required Qualifications Five or more years of progressively responsible construction experience. At least three years of project management, assistant project management or combined estimating/project management experience. Practical experience with pre-engineered metal buildings, structural steel or metal-building construction. Working knowledge of steel detailing, shop drawings and erection drawings. Ability to read and coordinate architectural, structural, civil and MEP plans. Experience with estimating, scheduling, purchasing, subcontracts, RFIs, submittals and change orders. Demonstrated ability to manage multiple projects or workstreams concurrently. Strong understanding of construction costs and job profitability. Effective written, verbal and client-facing communication skills. Proficiency with Microsoft Office and construction-management software. Valid driver's license and ability to travel to North Texas project sites. Preferred Qualifications Seven or more years of commercial, industrial, residential or metal-building construction experience. Experience with both PEMB manufacturers and general contractors. Background in steel estimating or detailing before transitioning into project management. Experience with barndominiums, barns, shops, churches or light-commercial metal buildings. Familiarity with Bluebeam, AutoCAD, Tekla or similar drawing and coordination tools. Experience with Knowify, Procore, Buildertrend, PlanSwift or Autodesk Construction Cloud. Degree or technical training in construction management, engineering, drafting or a related field. OSHA 30 certification.
