Job Description

Position Summary GC company for the project Doral Academy New Braunfels seeks an experienced, on-site Project Manager to lead the project from mobilization through closeout. The role reports directly to the Owner. The Project Manager owns on-site construction execution, working alongside a Site Superintendent (direct report) and in close coordination with an office-based Project Administrator and Accounting — both of whom also report to the Owner. The PM carries full responsibility for schedule, budget, quality, safety, and coordination among the ownership group, design team, and roughly 18 trade contractors delivering this ground-up, two-story school building. Required Qualifications Bachelor's degree in Construction Management, Civil/Architectural Engineering, or a related field, or equivalent combination of education and experience. 8+ years of progressive commercial construction project management experience, including at least 3 years as lead PM on ground-up projects of $10M+ in value. Preferable experience with K-12, higher-education, or other public/institutional construction projects. Hands-on experience managing tilt-up concrete wall panel construction and structural steel erection sequencing. Working knowledge of the 2021 International Building, Fire, Mechanical, Plumbing, Energy Conservation, and Fuel Gas Codes; the 2020 National Electrical Code; and the 2012 Texas Accessibility Standards (TAS). Familiarity with the TDLR project registration/inspection process, including coordinating the on-site half of permit compliance (inspections, jurisdiction/RAS visits) opposite an office-based Project Administrator who owns submissions and tracking. Demonstrated subcontractor procurement (bidding/buyout), budgeting, and cost-control experience. Experience creating subcontractor invoices/pay applications and owner draw requests against live job-cost data in Buildertrend or equivalent construction management software. OSHA 30-Hour Construction certification. Strong written and verbal communication skills; comfortable running Owner-Architect-Contractor (OAC) meetings, preparing agendas/minutes, and coordinating a multi-discipline design and office team. Proficiency with Buildertrend, Bluebeam, scheduling software, and MS Office. Valid driver's license and ability to be on-site in New Braunfels, TX full-time throughout construction, with direct oversight of a Site Superintendent. Preferred Qualifications PMP certification, Texas CM-Lead credential, or LEED AP. Prior experience with charter-school developers/operators or Academica-affiliated school projects. Existing relationships with New Braunfels / San Antonio-area subcontractors and regional general contractors. Experience coordinating commercial kitchen/food-service buildout and elevator installation with equipment vendors and inspectors. Prior experience managing a Site Superintendent and partnering with an office-based Project Administrator/Accounting team on a shared reporting structure. Bilingual (English/Spanish), reflecting the South-Central Texas trade workforce. Key Responsibilities Serve as the primary on-site point of contact for the general contractor, architect/engineer, and school client, reporting directly to the Owner. Run subcontractor bidding and negotiate/finalize subcontracts within delegated budget authority. Own the master schedule and construction sequencing; resolve field conflicts and direct the Site Superintendent's daily crew supervision. Create subcontractor invoices in Buildertrend against the correct PO/cost code once field work is verified complete, and route them for payment. Create the owner/client payment application (draw request) jointly with the Owner using current Buildertrend job-cost data. Manage RFIs and submittals with the design team and the Project Administrator. Own the on-site half of permit & compliance: be present for inspections and relay field conditions and jurisdiction/RAS comments back to the design team, while the Project Administrator handles office-side submissions and TDLR tracking. Keep Buildertrend current for project tracking — daily logs and permit status — and generate regular project status reports. Prepare and distribute meeting agendas/minutes for OAC and subcontractor coordination meetings; track open action items to closure. Ensure ongoing code compliance for Type IIB construction, E-occupancy life-safety/egress requirements, and TAS accessibility provisions. Run weekly OAC and subcontractor coordination meetings; manage the punch list/closeout process through Certificate of Occupancy. Enforce the site safety program and quality-control standards across all active trades. Core Competencies Leadership and team coordination across owner, design, field, and office stakeholders. Budgeting, cost control, invoicing, and change-order management in Buildertrend. Schedule development and critical-path management. Code and regulatory compliance (IBC/IFC/TAS/TDLR). Negotiation and vendor/subcontractor management. Problem-solving under field conditions and tight timelines. Reporting Relationship Reports to the Owner. The Site Superintendent reports directly to the Project Manager. The Project Manager works in close, day-to-day coordination with the Project Administrator (office-based, owns Buildertrend document control and the office half of permitting) and with Accounting (payment processing), both of whom also report to the Owner. Location & Work Requirements Based on or near the jobsite at 1145 S. State Hwy 46, New Braunfels, TX 78130 (Comal County), with reliable access to the greater San Antonio metro area for subcontractor and vendor coordination. Full-time, on-site presence is required throughout construction, including availability for early-morning deliveries, inspections, and evening OAC or school-board meetings as needed.

$90,000.00 - $110,000.00 per year
