Full Job Description Housing:
On-site downstairs 2-bedroom apartment available at a significantly reduced rent below market value. On-site residency is a condition of employment. About the job The On-Site Community Manager / Maintenance Technician is responsible for the daily operation, leasing, maintenance, and overall appearance of a residential apartment community. This is a hands-on position that combines property management, leasing, resident relations, groundskeeping, pool maintenance, routine apartment maintenance, rent collection, vendor coordination, and administrative responsibilities. The position serves as the primary on-site representative of ownership and is responsible for maintaining a clean, safe, attractive, and professionally managed community while protecting the owner's investment and providing exceptional resident service. This position is best suited for someone who takes pride in their work, follows through on responsibilities, and understands the importance of maintaining a positive living environment for residents. The right candidate will:
Take ownership of daily responsibilities and follow through without constant supervision Communicate honestly and professionally with residents, vendors, and ownership Treat the property as if it were their own and take pride in its condition Show consistency, reliability, and a strong work ethic Contribute to a safe, clean, and welcoming community Approach problems with a solution-oriented mindset Work well in a small, team-oriented environment Key Responsibilities Property Management & Leasing Property Operations, Leasing & Administration Oversee daily property operations and curb appeal Respond to leasing inquiries and conduct property tours Process applications and assist with move-ins and move-outs Maintain resident files, records, and property documentation Handle rent collection and delinquency follow-up Serve as primary point of contact for residents Enforce lease terms and community policies Coordinate vendors and track maintenance requests Maintenance & Repairs Perform routine maintenance and repairs (plumbing, electrical, carpentry, drywall, fixtures) Complete unit turns and preventative maintenance Identify and coordinate licensed contractors when needed Maintain work order logs and maintenance records Grounds & Property Appearance Maintain landscaping, cleanliness, and curb appeal Clean common areas, walkways, and amenities Monitor trash areas and irrigation systems Report safety hazards and property damage Pool & Amenities Test and maintain pool chemical levels (training provided if needed) Maintain cleanliness of pool and common amenities Ensure compliance with safety and health standards Resident Relations Provide responsive and professional customer service Address resident concerns and service requests Foster positive resident relationships and retention Qualifications High school diploma or equivalent required 2+ years hands-on maintenance experience (apartment, facilities, construction, or handyman work) 2+ years property management, leasing, or customer service experience preferred Strong working knowledge of apartment maintenance including basic plumbing, electrical, carpentry, drywall, and painting Ability to complete apartment turnovers and general make-ready work Ability to perform routine leasing duties including tours, applications, and resident communication Familiarity with Fair Housing and landlord-tenant practices (or willingness to learn) Strong communication, organization, and problem-solving skills Ability to work independently and handle multiple priorities Ability to lift up to 50 lbs and perform physical work indoors and outdoors
Compensation & Benefits Pay:
$20-$26 per hour depending on experience

On-site downstairs 2-bedroom apartment available at a significantly reduced rent below market value. On-site residency is a condition of employment.
Estimated Total Compensation Value:
Approximately $60,000-$73,000+ annually , depending on hourly rate and experience, including the value of onsite housing.
