A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

ESSENTIAL DUTIES AND RESPONSIBILITIES
- Supports sales objectives and revenue growth through maximizing the conversion of telephone and walk-in inquiries into rentals
- Assists with maintaining financial controls and achieving financial goals by accurately handling cash and balancing receipts, and making collections, posting payments and processing daily bank deposits accurately and timely
- Consistently practices effective customer service techniques through:
- Answering phones in a friendly, pleasant, and professional manner
- Greeting customers promptly, enthusiastically and professionally
- Knowing and presenting the features and benefits of the property at all opportunities
- Resolving customer problems timely and effectively
- Effectively utilizes computer systems in the Microsoft Windows environment
- Monitors security system; performs lock checks on a daily basis
- Performs maintenance and custodial duties; cleans vacated units on a timely basis
- Assists customers with truck rentals
- Performs other duties as assigned; works with minimum direct supervision; operates effectively on a team
General Facility Hours:
Monday- Saturday 9:00 AM
- 6:00 PM, Sunday 9:00 AM
- 2:00 PM, at most locations (generally two days off per week; not typically Saturday)
