This role is ideal for someone who enjoys ownership, accountability, and being deeply involved in the success of their property. With a deep understanding of the multifamily housing market, we provide comprehensive property management services, leveraging technology to optimize performance and efficiency. Description The Community Manager is responsible for the overall success of a residential multifamily property. This role oversees daily operations, financial performance, leasing and occupancy, resident relations, maintenance coordination, and team leadership. You'll set expectations, solve problems, and ensure the property consistently meets operational and financial goals. Key Responsibilities Property Operations Oversee daily property operations to ensure efficiency and compliance with company standards Maintain a safe, clean, and well-presented community through regular inspections Partner with maintenance to ensure timely repairs and efficient unit turnovers Manage vendor contracts for landscaping, cleaning, and specialty services Maintain organized office, amenity, and common areas Monitor operational metrics and provide clear reporting Financial Management Develop and manage the annual operating budget Monitor expenses and control costs to meet financial goals Oversee rent collection, delinquencies, and collection procedures Review and approve invoices and vendor payments Analyze monthly financial statements and budget variances Maintain accurate resident and applicant records ️ Leasing & Occupancy Achieve and maintain target occupancy levels Supervise leasing activity, lead follow-up, and application approvals Oversee move-ins, renewals, and resident retention strategies Conduct market analysis and adjust pricing as needed Ensure accurate and consistent online advertising Resident Relations Serve as the primary point of contact for resident concerns Enforce lease terms and community policies consistently Foster positive resident relationships and retention Coordinate resident events and engagement efforts Handle disputes, notices, and evictions as required Team Leadership Hire, train, and supervise onsite leasing and maintenance staff Assign responsibilities, monitor performance, and conduct evaluations Promote accountability, teamwork, and strong service standards Ensure Fair Housing and policy compliance Maintenance & Facilities Oversight Coordinate preventive maintenance and work order completion Ensure vacant units meet move-in-ready standards Oversee capital projects and renovations Monitor property assets and maintenance needs ️ Compliance & Risk Management Ensure compliance with local, state, and federal housing regulations Maintain documentation and reporting standards Respond to property and resident emergencies as needed
