A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description
Job Overview:
The Property Manager ensures that Reliant properties are maintain high standards by cleaning, managing tasks, and communicating issues. They are responsible for the management of the property, maximizing property value to customers, tenants and Midgard Self-Storage.Essential Duties and Responsibilities:
- Maximize revenue and security by performing accurate walk-throughs and maintaining secure units.
- Clean and maintain the building by sweeping, dusting, cleaning windows and unit doors, changing lightbulbs and restocking the bathrooms to keep the building up to Reliant standards.
- Monitor and manage all tasks on Google Chat in a timely manner and communicate any issues.
- Maintain the property grounds/curb appeal thru weeding, trash pick-up, keeping the fence line cleaned, etc.
- Actively manage and monitor DaVinci Locks/Noke by applying, returning, and communicating lock issues. Identify possible tenant rental agreement breaches, i.e. loitering, theft, inhabitation, etc.
- Manage 24/7 U-Haul Truck Share rentals by setting them up and cleaning them upon return.
- Assist with equipment checks to ensure that the property is secure by testing functionality for gates, keypads, access doors and DaVinci/Noke locks.
- Assist with auction tasks, i.e., cutting locks, staging and taking photos of units.
- Adhere to safety protocols.
- Work autonomously to get the job done.
- Clean units after tenants have vacated.
