This role serves as the primary point of contact for residents and owners, ensuring exceptional customer experience while maximizing asset value and net operating income (NOI). Due to the nature of property operations, the Property Manager must be reachable and available to respond to property emergencies, even outside of standard business hours. Key Responsibilities Oversee day-to-day operations of assigned property portfolio, including leasing, maintenance, and resident relations. Achieve occupancy, revenue, and NOI targets in alignment with ownership goals. Lead and supervise on-site staff, including leasing consultants, maintenance supervisor, and administrative personnel. Conduct regular property inspections to ensure safety, curb appeal, and compliance with local codes. Enforce lease terms, process renewals, and oversee eviction proceedings as needed. Coordinate with the maintenance team to prioritize and track orders and capital improvement projects. Build and maintain strong relationships with residents and ownership stakeholders. Ensure compliance with Fair Housing laws and all applicable local, state, and federal statutes. Report key performance metrics (KPIs) to leadership, including occupancy rate, delinquency, and resident satisfaction scores. Support leasing efforts; assist with outreach (cold calling), creating business-to-business (B2B) partnerships, prospecting, planning, and hosting resident events. Review monthly financial reports provided by the Finance department; assist with annual operating budget preparation and year-end reviews. Oversee payroll processing and staffing schedules. Perform other duties as assigned to support the team and organizational goals. Participate in seasonal projects (e.g., winterization, summer prep, lease-up pushes) and special projects as they arise from time to time. With reasonable advance notice, cross-coverage between properties may be required to support business continuity and team needs. Qualifications & Requirements High school diploma or equivalent required. 3-5 years of progressive property management experience, preferably in multifamily or mixed-use assets. Proven leadership ability with experience managing a team of 3 or more. Proficiency in property management software platforms. Excellent communication, negotiation, and conflict-resolution skills. Valid driver's license and reliable transportation.
