$60,000-$65,000 per year, based on experience and qualifications Job Summary Garden Communities, a large and well-established real estate development and property management company, is seeking an experienced Property Manager for a residential apartment community located in Kinnelon, New Jersey. This is an excellent opportunity for a hands-on property management professional who is organized, dependable, service-focused, and prepared to take ownership of daily property operations. The ideal candidate will have strong resident relations and leadership skills, excellent follow-through, and the ability to manage multiple priorities in a busy residential community. The Property Manager will work onsite, provide guidance and support to property employees, coordinate with maintenance teams and vendors, and ensure the community is operated in a professional, efficient, and resident-focused manner. Responsibilities Oversee the day-to-day operations of the residential apartment community Provide leadership, direction, and support to onsite employees Maintain positive resident relations and respond to questions and concerns professionally and promptly Walk the property, buildings, grounds, common areas, and vacant apartments regularly to identify operational and maintenance needs Coordinate with maintenance employees, vendors, and contractors to ensure work is completed properly and on schedule Oversee apartment inspections, move-outs, unit turns, and overall property readiness Follow up on resident concerns, work orders, lease matters, and other operational issues Review, approve, and properly code invoices and bills Prepare, complete, and review required weekly and monthly reports Support leasing activities, resident retention efforts, and occupancy goals Communicate effectively with residents, employees, vendors, contractors, and senior management Ensure compliance with company policies, Fair Housing requirements, safety standards, and all applicable laws Respond to property emergencies and occasional after-hours matters as needed Perform additional duties as required to support successful property operations Qualifications Minimum of two years of property management experience required Residential apartment property management experience strongly preferred Previous supervisory or team leadership experience preferred Yardi experience is a plus Strong leadership, organizational, problem-solving, and follow-through skills Excellent resident relations and customer service skills Ability to manage multiple responsibilities and deadlines in a fast-paced onsite environment Strong written and verbal communication skills Proficiency with Microsoft Outlook, Word, and Excel Working knowledge of maintenance operations, apartment inspections, unit turns, and property readiness preferred Familiarity with Fair Housing laws and requirements Professional, dependable, and able to work independently Ability to work fully onsite in Kinnelon, NJ Must be legally authorized to work in the United States Benefits 401(k) Dental insurance Health insurance Life insurance Paid time off
