On-Site Community Manager Buckland Cottages
  • New Construction Lease-Up 2950 NW 9th Street, Corvallis, OR 97330
  • Full-time, W-2, exempt
  • Reports to Ross Leavitt, Principal Broker Monday-Friday, plus evening and weekend tours as needed during lease-up.
Approximately 10 months, pre-leasing through stabilization and handoff. On-site residence required. $66,000 base ($5,500/month), uncapped occupancy bonuses, rent-free housing, and benefits. The Property Buckland Cottages is a 53-home build-to-rent community of freestanding one- and two-bedroom, two-story cottages arranged around a central lawn/pavilion and multiple gardens on a gated, fenced site. It is the largest cottage cluster in the state. Opening October 2026; pre-leasing is underway. The Role Trinity Property Management, LLC is an Oregon property management brokerage in Corvallis.
This is a small team:
you work directly with the principal broker, with written authority over concessions within budget. You will run the lease-up from first listing to stabilized occupancy, then hand off operations. Furnish the model and take over the marketing campaign (listings, ads, follow-up). Tour prospects, convert qualified traffic, and process applications under Fair Housing and Oregon landlord-tenant law. Execute leases, collect deposits, and complete move-in inspections. Manage residents, rent collection, and accounts in Buildium; coordinate maintenance, landscaping, and builder-warranty items. Report weekly on traffic, conversion, and occupancy against plan. Issue first-cycle renewals at stabilization; train a successor and document operations. Requirements Experience successfully completing multifamily new construction lease-up. 3 years of multifamily community management. Working knowledge of Fair Housing and Oregon landlord-tenant law. Strong sales and follow-through; organized files and accurate records. Driver's license and transportation. Willing and able to live on-site for the assignment. Oregon real estate license not required. You will work under a written delegation from the principal broker.
Compensation Base:
$66,000 per year, paid semi-monthly.
Monthly occupancy bonus:
$250 for each unit the month-end leased count sits above the cumulative baseline. Floor of zero, no cap, no clawbacks. Baseline assumes zero pre-leases (each pre-lease you execute starts you ahead of the curve and pays out every month), 6 units per month after occupancy.
Completion bonus:
$6,000 when 49 of 52 rentable cottages are leased and the handoff checks clear.
Housing:
pick of any available cottage, rent-free. Valued at $23,000-$26,000 per year, tax-free. Guaranteed for 10 months from move-in; unused months convert to cash if the lease-up is completed early. Employee pays standard resident utilities. Furnished option available for relocating candidates. On-site residence is a condition of employment. Reimbursement for housing prior to C of O. Benefits Employer contribution toward health insurance. Retirement plan available. 20 days of combined PTO for the assignment: 3 days at start, 10 on Nov 1, 7 on Mar 1. Vacation in September and October is not approved except for illness or emergency. Unused PTO paid out at separation at base salary. Paid holidays. Work Environment Office work at the model cottage, daily walking of the community, and coordination with the Corvallis office five minutes away. Cottages are two-story.
