POSITION SUMMARY
We are seeking an experienced Property Manager to take ownership of the day to day operation of an assigned portfolio of residential rental properties. This is not an entry level role. The successful candidate will have managed a portfolio independently and be able to step in with minimal training on the fundamentals. Responsibilities include leasing and tenant placement, rent collection, maintenance coordination, property inspections, lease enforcement, and ongoing communication with both owners and tenants. The Property Manager serves as the primary point of contact for their portfolio and is accountable for occupancy, property condition, and owner satisfaction.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Leasing and Marketing Market available units, including listing preparation, photos, and syndication to rental platforms Respond to rental inquiries and schedule property showings Screen prospective tenants in accordance with company criteria and fair housing law Prepare and execute lease agreements, addenda, and renewals Collect security deposits and complete move-in inspections and documentation Tenant Relations Serve as the primary contact for tenant questions, requests, and concerns Enforce lease terms consistently and document all communication Issue required notices and coordinate with legal counsel on evictions when necessary Conduct move-out inspections, assess damages, and process deposit dispositions Maintenance and Property Condition Receive, triage, and dispatch maintenance requests to appropriate vendors Obtain bids, issue work orders, and verify completion and quality of work Obtain owner approval for expenses exceeding established thresholds Schedule and perform periodic interior and exterior property inspections Coordinate turnover work between tenancies to minimize vacancy Owner Relations and Reporting Onboard new properties and owners, including document collection and system setup Provide regular updates on occupancy, maintenance, and property performance Support monthly owner statements and respond to owner accounting questions Advise owners on rental pricing, market conditions, and property improvements Financial and Administrative Monitor rent collection and follow up on delinquent accounts Maintain accurate and current records in the property management software Ensure compliance with applicable federal, state, and local housing regulations Maintain organized property, lease, and vendor files
REQUIRED QUALIFICATIONS
Active Washington real estate broker license, or ability to obtain one prior to start date Two to five years of residential property management experience Working knowledge of Washington landlord-tenant law and fair housing requirements Strong written and verbal communication skills Proficiency with property management software and standard office applications Excellent organizational skills and the ability to manage competing priorities Driving is an essential function of this position. A valid driver's license, reliable transportation, and current auto insurance are required. Dedicated home workspace with reliable high speed internet Proven ability to work independently and stay productive without direct supervision
PREFERRED QUALIFICATIONS
Experience with AppFolio Experience managing a mixed portfolio of single family homes and small multifamily properties Vendor management and maintenance coordination experience Prior experience onboarding new properties or owner accounts Prior experience working remotely in a property management or real estate role
WORKING CONDITIONS
This is a remote position. Administrative work, owner and tenant communication, leasing coordination, and record keeping are performed remotely. The role also requires regular travel to properties in the Puget Sound area for showings, inspections, move-ins, move-outs, and vendor walkthroughs, so candidates must live within reasonable driving distance of the portfolio. You are expected to maintain a dedicated, quiet home workspace with reliable high speed internet and to be reachable during standard business hours. Occasional evening or weekend availability may be required to accommodate showings, tenant needs, or property emergencies. Field work includes walking properties and climbing stairs.
