Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

RESPONSIBILITIES
Manages property staff, including recruiting, training, evaluating, counseling, and terminating. Maintains property curb appeal. Manages community marketing efforts. Responds to and follows up on maintenance requests. Directs preventive maintenance programs. Inspects vacant apartments and prepares work orders as needed. Qualifies prospects and processes applications according to established procedure. Resolves conflicts (resident and/or staff) as smoothly as possible. Plans, organizes, and attends recreational and social activities and resident functions. Prepares a quarterly community newsletter. Reviews all leasing and move-in documents with new residents. Inspects apartments with residents upon move in and move out. Aggressively follows up on lease renewal options. Collects and enters all rents, issues late notices, aggressively follows up on delinquent accounts. Makes bank deposits daily. Maximizes cost effective purchasing and obtains competitive bids on appropriate projects. Assists in preparing the annual budget and operates the property within that budget. Monitors achievable rents in market area and establishes rental rates for the property. Submits all required reports and responds to information requests in a timely manner. Maintains accurate records for resident accounts, deposits, traffic, payroll, staff, units, and maintenance. Records property activity using OneSite property management software. Maintains working knowledge of laws, rules, and regulations concerning apartment leasing and management. Supervises the operation and use of recreation facilities. Monitors and upgrades safety procedures for all areas of the property. Performs other duties as assigned by Regional Manager.
Requirements The successful candidate will:
Have a high school diploma or equivalent Have a minimum of 2 years experience in residential management Pass a drug screening, background check, and credit report Have exceptional communication, customer service, and marketing skills Be available for overtime, weekend, holiday, and evening work.
