full-time Company Overview NEXEN Properties is a vertically integrated multifamily owner-operator headquartered in Los Angeles. The firm owns, manages, and asset-manages its portfolio in-house, currently comprising approximately 1,000 units across five properties. NEXEN is a growing company with approximately 500 additional units in the pipeline and further growth anticipated as the platform expands. Position Summary NEXEN Properties is seeking a Controller to lead the accounting function across the firm's property-level entities and partnerships. The Controller is responsible for the integrity of the company's financial records, the accuracy and timeliness of internal and external reporting, and the development of accounting policies, controls, and procedures that will support the firm's continued growth. The position works closely with ownership, property management, asset management, lenders, investors, and the firm's outside CPA. This is a hands-on role within a lean organization. The Controller is expected to prepare as well as review, and to take direct ownership of the close process. Essential Duties and Responsibilities Manage the month-end, quarter-end, and year-end close across multiple property-level entities and partnerships Prepare and review financial statements, including budget-to-actual variance analysis and supporting schedules Develop annual operating budgets and mid-year reforecasts in coordination with property management and asset management Oversee cash management, bank reconciliations, distributions, and intercompany activity Supervise accounts payable, accounts receivable, tenant ledgers, security deposit accounting, and utility and RUBS billing Prepare lender reporting and draw requests and support refinancing and acquisition activity Coordinate investor reporting and the preparation and distribution of K-1s with the firm's outside CPA Manage year-end audit, tax, and 1099 processes and serve as primary liaison to external accountants Establish and maintain internal controls, accounting policies, and documented procedures Maintain the Yardi chart of accounts and reporting structure and identify opportunities to improve systems and workflow Provide financial analysis and reporting to ownership in support of operating and capital decisions Supervisory Responsibilities Directly supervises the accounting staff, including assignment of work, review of deliverables, performance management, and professional development. Qualifications Required Bachelor's degree in Accounting, Finance, or a related field Minimum of five (5) years of progressive accounting experience, including substantive experience in multifamily property management accounting Demonstrated ownership of the full-cycle close across multiple legal entities Working knowledge of Yardi Strong working knowledge of GAAP as applied to real estate, including partnership and property-level accounting Advanced proficiency in Microsoft Excel Demonstrated ability to work independently and manage competing deadlines in a lean environment Preferred Active CPA license QuickBooks experience Experience with joint venture or syndicated partnership structures, K-1 review, and investor reporting Working familiarity with California landlord-tenant requirements as they relate to billing and deposit accounting Experience supporting refinancings, 1031 exchanges, or acquisitions Compensation and Benefits Base salary of $100,000 - $150,000 annually, commensurate with experience 401(k) with 3% company matching Medical, dental, vision, and life insurance Fifteen (15) days of paid vacation Employee rental discount at company-managed properties, subject to availability and eligibility [Paid holidays and sick leave in accordance with California law] To Apply Qualified candidates may apply through or submit a resume to [email address].
