This is a unique opportunity to be part of the pre-opening team, build the hotel's commercial foundation, and establish a strong market presence from day one. Opening General Manager Home2 Suites by Hilton Danvers, MA Extended Stay | New Development | AAM15 Management, LLC Position Summary The Opening General Manager is responsible for leading all aspects of the hotel's pre-opening and opening phase, transitioning into full operational leadership post-opening. This role is accountable for building the hotel from the ground up, establishing the team, operational infrastructure, and culture required to successfully launch and sustain a high-performing property. This leader will drive all pre-opening efforts including hiring, training, brand compliance, operational setup, and go to market execution, ensuring the hotel opens on time, on budget, and ready to deliver an exceptional guest experience from day one. Key Responsibilities Pre-Opening Leadership Lead all pre-opening activities from construction transition through opening day Partner with the brand teams to ensure readiness across all disciplines Develop and execute the pre-opening critical path timeline Ensure all brand standards and operational requirements are met prior to opening Recruitment & Team Building Recruit, hire, and onboard the full hotel team, including department heads and line-level associates Build a strong service culture from day one, aligned with AAM15 values and brand expectations Develop training plans and execute comprehensive onboarding and brand training programs Establish clear performance expectations and accountability structures Operational Setup Oversee setup of all operational systems including PMS, POS, accounting, procurement, and labor management systems Ensure all FF&E, OS&E, and supplies are ordered, received, and properly installed Establish departmental SOPs, workflows, and service standards Conduct mock service runs and readiness assessments prior to opening Sales & Market Positioning Partner with Director of Sales to implement pre-opening sales strategies Build local market presence and establish key relationships in the community Ensure revenue strategies, pricing, and distribution channels are in place prior to opening Drive awareness and demand generation leading into opening Financial & Administrative Oversight Develop and manage the pre-opening and first-year operating budgets Control pre-opening expenses and ensure alignment with financial expectations Establish financial reporting processes and operational controls Prepare updates on progress and readiness Opening Execution Lead final countdown to opening, ensuring all departments are fully staffed, trained, and operational Oversee soft opening and ramp-up strategy Ensure a seamless transition from pre-opening to stabilized operations Deliver a strong first impression aligned with brand and ownership expectations Post-Opening Operations Transition into full General Manager responsibilities, driving ongoing performance in guest satisfaction, revenue, and profitability Continue to develop the team and refine operations during ramp-up period Qualifications Proven experience as a Hotel General Manager, with pre-opening or opening experience strongly preferred Strong project management and organizational skills with the ability to manage multiple priorities simultaneously Deep understanding of hotel operations across all departments Experience working with major brands such as Hilton, Marriott International, or IHG Hotels & Resorts Demonstrated success in recruiting, developing, and leading high-performing teams Strong financial acumen, including budgeting and cost control Ability to thrive in a fast-paced, ambiguous, start-up environment What Success Looks Like Hotel opens on time, fully staffed, and operationally ready Team is trained, engaged, and aligned with service culture expectations Brand standards are met or exceeded at opening (QA ready) Strong initial guest satisfaction scores and market entry performance Smooth ramp-up with controlled expenses and growing revenue AAM15 Management, LLC offers a competitive benefits package designed to support your overall well-being and professional growth: 401(k) 401(k) matching Health insurance Dental insurance Life insurance Paid time off Employee discounts
