Job Description
Position Overview The Maintenance Porter is responsible for maintaining the cleanliness, appearance, and overall presentation of the property, including common areas, grounds, amenity spaces, and building exteriors. This role supports the Maintenance team by performing custodial duties, basic maintenance tasks, trash removal, and general property upkeep to help ensure a clean, safe, and welcoming environment for residents, guests, and team members. The Maintenance Porter plays an important role in preserving the property's appearance and resident experience while supporting daily maintenance operations and property standards. Key Responsibilities Property Cleanliness & Appearance Maintain the cleanliness and overall appearance of common areas, hallways, lobbies, stairwells, elevators, amenity spaces, and exterior grounds Collect and dispose of trash and debris from common areas, grounds, and designated collection locations Sweep, mop, vacuum, dust, and clean interior and exterior common areas as required Monitor property appearance and promptly address cleanliness concerns Ensure all common areas remain presentable and resident-ready throughout the day Grounds & Exterior Maintenance Maintain the cleanliness and appearance of sidewalks, parking areas, entryways, landscaping beds, and exterior gathering spaces Remove litter and debris from property grounds Assist with seasonal property maintenance activities, including snow removal, salting, leaf removal, and storm cleanup efforts Report any safety hazards, property damage, or maintenance concerns to management Custodial & Cleaning Duties Perform heavy cleaning duties, including floor care, carpet cleaning, pressure washing, and deep cleaning projects as assigned Clean and sanitize common area surfaces, restrooms, fitness centers, clubhouses, and amenity spaces Maintain cleaning supply inventories and notify management when supplies require replenishment Organize and maintain custodial closets, storage areas, and maintenance spaces Maintenance Support Assist Maintenance Technicians with basic maintenance tasks and property projects as directed Perform minor touch-up painting, spackling, and cosmetic repairs in common areas Assist with apartment turnover preparation and unit readiness activities as needed Maintain cleaning equipment, tools, and supplies in proper working condition Resident Service & Property Standards Interact professionally and courteously with residents, guests, vendors, and team members Support the Maintenance team in maintaining a positive resident experience Observe and report resident concerns, service issues, and property-related observations to management Safety & Compliance Follow all company safety policies and procedures Utilize appropriate personal protective equipment (PPE) when required Maintain safe work practices while operating cleaning equipment and performing assigned duties Report safety concerns, accidents, and hazardous conditions immediately Additional Duties Perform other job-related duties as assigned by management based on business needs Qualifications High school diploma or equivalent preferred Previous experience in custodial, porter, janitorial, maintenance, or related work preferred Strong attention to detail and commitment to cleanliness Ability to work independently and as part of a team Strong organizational and time management skills Customer-service-oriented mindset Ability to follow instructions and complete assigned tasks efficiently Reliable transportation preferred Ability to work a flexible schedule when operationally necessary Work Schedule & Availability Ability to work a flexible schedule, including weekends and holidays as needed Ability to work overtime when operationally required Participation in emergency response efforts and property support activities as needed Essential Functions Maintain property cleanliness and appearance standards Perform custodial and groundskeeping responsibilities Support maintenance operations and property projects Assist in maintaining a safe and welcoming property environment Physical Requirements Ability to stand and walk for extended periods throughout the workday Ability to bend, stoop, kneel, crouch, reach, and climb stairs frequently Ability to lift, push, pull, and carry up to 50 pounds regularly Ability to operate cleaning equipment, hand tools, and maintenance equipment safely Ability to work indoors and outdoors in varying weather conditions Ability to perform physically demanding cleaning and property maintenance tasks Work Environment Combination of indoor and outdoor property environments Frequent exposure to varying weather conditions Exposure to cleaning chemicals, maintenance equipment, and custodial supplies Fast-paced environment with daily operational responsibilities and resident interaction About The KRE Group The KRE Group is a family-owned real estate investment and management company dedicated to building high-quality living and workspaces across New Jersey and Pennsylvania.
