The position reports directly to the Senior Vice President of Property Management and works closely with Property Management, Compliance and Real Estate/Development leadership to provide practical and timely legal support for the organization's residential portfolio. The attorney's primary responsibilities include handling unlawful detainer and eviction matters, reviewing lease violations and legally significant resident notices, advising on landlord-tenant matters, reviewing reasonable accommodation and modification requests, providing Fair Housing guidance, and assisting with complex resident and property management matters. The position also provides legal review of real estate and property-related contracts, including property management agreements, leases, vendor and service agreements, real estate contracts, easements, licenses, amendments, and other agreements affecting the management, operation, acquisition, development, or disposition of real property. The position is intended to increase internal legal capacity, improve consistency and response times, and reduce reliance on outside counsel for routine property management, landlord-tenant, Fair Housing, reasonable accommodation/modification, and real estate contract matters. • Juris Doctor (J.D.) degree from an accredited law school required. Licensure
• Active membership in good standing with the State Bar of California and authorization to practice law in California is required. Experience
• A minimum of five years of legal experience is preferred, with significant experience in California landlord-tenant law, residential property management, real estate transactions, contracts, Fair Housing, affordable housing, or related areas. Property Management Experience
• Experience advising residential landlords, property owners, affordable housing providers, nonprofit housing organizations, property management companies, or similar organizations is strongly preferred. Landlord-Tenant Experience
• Demonstrated experience handling unlawful detainers, notices, lease enforcement, settlement negotiations, resident disputes, and California landlord-tenant litigation is strongly preferred. Real Estate & Contract Experience
• Demonstrated experience reviewing, drafting, negotiating, and interpreting real estate and property-related contracts is strongly preferred. Fair Housing Experience
• Knowledge of federal and California Fair Housing requirements, Section 504, ADA requirements applicable to housing providers, reasonable accommodations/modifications, VAWA, and related protections is strongly preferred. Affordable Housing Experience
• Experience with affordable housing, supportive housing, LIHTC, HUD, Section 8, PBV, HOME, Housing First, or other regulated housing programs is preferred.

VI. Work Schedule & Timekeeping This is a part-time, non-exempt position scheduled for 20 hours per week . The employee is required to accurately record all hours worked in accordance with organizational policies and applicable wage-and-hour requirements. The work schedule will generally be established in coordination with the Senior Vice President of Property Management & Compliance based on operational needs, court schedules, legal deadlines, and the attorney's assigned workload. Because the position is non-exempt, any work performed beyond the employee's established schedule must be properly recorded. Overtime or additional hours should be approved in advance in accordance with organizational policy, except where immediate work is necessary to address an urgent legal obligation or court deadline. The position may require flexibility to attend court appearances, mediations, agency proceedings, property meetings, or other time-sensitive legal matters. VII. Organizational Expectations The Attorney is expected to operate as a practical legal partner to the Senior Vice President of Property Management & Compliance and the organization's Property Management and Compliance teams. Given the part-time nature of the position, legal work should be prioritized based on risk, court and regulatory deadlines, property management needs, and potential organizational exposure. The attorney should focus internal resources on recurring landlord-tenant, eviction, Fair Housing, reasonable accommodation/modification, contract review, and property management matters while identifying cases that are more appropriately referred to specialized outside counsel. The attorney is expected to become familiar with the organization's properties, leases, regulatory structures, contracts, property management practices, and recurring operational challenges so that legal guidance is practical and responsive to the organization's needs. Nothing within this position shall limit the attorney's independent professional judgment or ethical obligations under the California Rules of Professional Conduct. VIII. Physical Demands While performing the duties of this job, the staff member is regularly required to sit, use a computer, review contracts and legal documents, communicate verbally and in writing, attend meetings, and participate in court or administrative proceedings. The staff member may occasionally be required to stand, walk, visit properties, attend inspections, appear in court, attend mediations, or participate in meetings at various organizational locations. Professional & Ethical Requirements The Attorney must maintain active membership in good standing with the State Bar of California, satisfy applicable continuing legal education requirements, comply with the California Rules of Professional Conduct, maintain attorney-client privilege and confidentiality, identify potential conflicts of interest, exercise independent professional judgment, and maintain accurate legal files and calendaring systems. • Property Management include, but are not limited to, the following: 1.

Serves as the primary legal advisor to the Senior Vice President of Property Management & Compliance regarding landlord-tenant law, lease enforcement, resident disputes, Fair Housing, reasonable accommodations/modifications, contracts, property operations, and related housing matters. 2. Handles unlawful detainer and eviction matters, including reviewing case documentation, evaluating legal sufficiency, preparing and reviewing required notices, preparing court filings, coordinating service and filing, appearing in court when required, participating in settlement discussions, and prosecuting matters through resolution when appropriate. 3. Reviews proposed lease enforcement actions involving nonpayment of rent, lease violations, nuisance matters, unauthorized occupants, unauthorized animals, property damage, resident conduct, abandonment, and other tenancy-related matters. 4. Drafts and reviews legally significant resident notices and correspondence, including notices to pay rent or quit, notices to perform covenants or quit, termination notices, lease violation notices, demand letters, settlement communications, repayment agreements, and cease-and-desist correspondence. 5. Provides timely legal consultation to Property Management leadership regarding complex or high-risk resident matters and recommends legally appropriate next steps before matters escalate into litigation. 6. Reviews complex reasonable accommodation and reasonable modification matters and provides legal guidance regarding the interactive process, disability-related nexus, documentation, approval or denial considerations, undue financial and administrative burden, fundamental alteration, and other applicable legal standards. 7. Provides legal guidance regarding Fair Housing, Section 504, ADA requirements affecting housing operations, VAWA, accessibility matters, discrimination complaints, resident grievances, and other protected housing rights. 8. Assists with responses to resident attorneys, legal aid organizations, advocates, housing authorities, municipalities, HUD, the California Civil Rights Department, regulatory agencies, and other entities concerning property management or resident-related legal matters. 9. Reviews, drafts, and negotiates property management agreements, management agent agreements, leasing agreements, amendments, and other agreements associated with the management of owned or third-party managed properties. 10. Reviews vendor and service contracts affecting property operations, including maintenance, security, elevator, laundry, pest control, landscaping, utility-related, technology, and other property-level service agreements. 11. Reviews real estate contracts and property-related documents, including leases, purchase and sale agreements, ground leases, easements, licenses, access agreements, use agreements, assignments, amendments, and memoranda of understanding. 12. Provides legal contract review associated with new developments, acquisitions, lease-ups, property transitions, and third-party management opportunities in coordination with Property Management, Development, Asset Management, and executive leadership. 13. Identifies and advises leadership regarding material contractual provisions, including indemnification, insurance, liability, termination, default, dispute resolution, assignment, renewal, scope of services, warranties, regulatory obligations, and financial exposure. 14. Reviews leases, lease addenda, house rules, occupancy agreements, Tenant Selection Plans, Property Management Plans, reasonable accommodation procedures, resident policies, and other property management documents for legal compliance and consistency. 15. Provides legal guidance regarding affordable and supportive housing programs when regulatory requirements intersect with landlord-tenant law, lease enforcement, resident rights, Fair Housing, or property management operations. 16. Provides legal support regarding habitability concerns, accessibility matters, security incidents, property damage, towing disputes, insurance-related matters, resident claims, and other property-level risk issues. 17. Assists with small claims, collections-related matters, property damage recovery, resident disputes, and other civil matters arising from property management operations. 18. Works directly with the Senior Vice President of Property Management & Compliance, Regional Managers, Compliance leadership, and site management staff to maintain consistent legal referral and document review processes. 19. Develops and maintains standardized legal templates, notices, contract review checklists, eviction referral packages, reasonable accommodation review procedures, and other tools designed to improve consistency and reduce legal risk. 20. Provides periodic training and guidance to Property Management and Compliance staff regarding landlord-tenant law, Fair Housing, lease enforcement, reasonable accommodations/modifications, documentation standards, evictions, and legal risk management. 21. Coordinates with outside counsel when specialized expertise, complex litigation, appeals, major real estate transactions, conflicts of interest, or workload requirements warrant external representation. 22. Assists the Senior Vice President of Property Management & Compliance in reviewing and monitoring outside counsel assignments and legal expenses relating to property management and real estate matters. 23. Maintains legal files, eviction tracking, court calendars, deadlines, contract review records, privileged communications, and other documentation necessary to protect the organization's legal interests. 24. Monitors changes in California landlord-tenant law, Fair Housing requirements, real estate law, and affordable housing requirements that materially affect residential property management operations and communicates significant changes to the Senior Vice President of Property Management & Compliance. 25. Participates in Property Management, Compliance, Asset Management, Development, or other operational meetings when legal guidance is required. 26. Performs other legal duties directly related to property management, real estate operations, contracts, organizational property interests, and risk management as assigned by the Senior Vice President of Property Management & Compliance. IV. Primary Areas of Legal Practice The position is expected to devote the majority of its 20-hour work week to the following areas: Property Management & Landlord-Tenant Law Unlawful detainers, evictions, notices, lease enforcement, resident disputes, nonpayment matters, nuisance matters, unauthorized occupants, property damage, abandonment, and related residential property management matters. Real Estate & Contract Review Property management agreements, real estate contracts, leases, vendor agreements, service contracts, property-related agreements, easements, licenses, amendments, and development-related documents. Fair Housing & Reasonable Accommodations/Modifications Legal review of complex accommodation and modification requests, Fair Housing complaints, Section 504 matters, accessibility issues, VAWA matters, and other resident protections. Affordable Housing Operations Legal guidance regarding regulated affordable and supportive housing programs where program requirements affect lease enforcement, resident rights, property management practices, or contractual obligations.
