Job Description

Simpson Housing LLLP is seeking a Maintenance Technician II to support day-to-day maintenance at our multifamily apartment community. In this resident-focused role, you'll perform routine and emergency repairs, diagnose and troubleshoot mechanical, electrical, plumbing, and appliance issues, and complete work orders in a timely, professional manner. Responsibilities include unit turns, preventive maintenance, grounds and building upkeep, and partnering with the office team to ensure high resident satisfaction. This position requires rotating on-call duty, strong customer service, accurate documentation, and adherence to safety and company standards. Responsibilities Perform routine and emergency maintenance on apartment units and common areas Diagnose and repair basic electrical, plumbing, HVAC, and appliance issues Complete resident work orders accurately and in a timely manner Assist with unit turns, make-ready repairs, and inspections Conduct preventive maintenance on building systems and equipment Maintain grounds, lighting, and building exteriors for safety and curb appeal Document all maintenance activities and parts used per company standards Follow safety procedures, building codes, and company maintenance policies Participate in rotating on-call schedule for after-hours emergencies Collaborate with property management and leasing teams to support resident satisfaction Required Skills General building maintenance Basic HVAC service and troubleshooting Plumbing repair Electrical repair and troubleshooting Appliance repair Preventive maintenance Work order management systems Safety and OSHA compliance Hand and power tool use Customer service with residents
