The Maintenance & Facilities Technician position with Westwind will demonstrate strong work ethic, maintenance and facilities management aptitude, and a track record of quality. POSITION PURPOSE

Under minimal supervision, the incumbent performs routine preventive and corrective maintenance of Westwind facilities, grounds, utilities, and manufacturing support systems. The incumbent independently addresses general maintenance needs within demonstrated capability, including mechanical, pneumatic, and basic electrical work, and appropriately escalates complex production-equipment, electrical, or specialized repairs to the Maintenance Engineer or qualified outside resources. This position supports reliable plant operations by resolving routine maintenance needs and allowing specialized maintenance resources to remain focused on production equipment critical to cabinet door manufacturing.

Resolve routine facility, grounds, utility, mechanical, pneumatic, and basic electrical maintenance needs at the appropriate level while timely escalating work requiring specialized expertise. Support production continuity by minimizing unnecessary interruptions to the Maintenance Engineer for routine maintenance and facility needs. Maintain accurate and timely maintenance requests, work orders, repair notes, and preventive maintenance records in the Maintenance Management System. Identify recurring maintenance conditions, equipment concerns, safety hazards, and facility deficiencies and communicate recommendations for corrective action. Maintain facilities, grounds, tools, work areas, and assigned equipment in a safe, orderly, and serviceable condition.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Perform routine preventive maintenance, inspections, adjustments, lubrication, cleaning, and minor repairs on facility and manufacturing support equipment in accordance with established schedules and procedures. Troubleshoot and repair routine mechanical and pneumatic systems, components, fittings, lines, valves, regulators, actuators, and related equipment within demonstrated knowledge and capability. Perform basic electrical troubleshooting and minor electrical maintenance within demonstrated knowledge and authorized scope; recognize conditions requiring escalation to the Maintenance Engineer or a qualified/licensed electrical contractor. Respond to routine maintenance requests and work orders involving building systems, doors, lighting, fixtures, plumbing, utilities, facility components, and general repairs. Responsible for minor fleet vehicle maintenance and repair and coordinate major or complex maintenance requirements through established vendors. Maintain the exterior of the facility and grounds, including mowing, trimming, debris removal, snow or weather-related upkeep as assigned, and identification of exterior building or property maintenance needs. Inspect facilities, utilities, grounds, and assigned equipment to identify deterioration, unsafe conditions, leaks, abnormal operation, or maintenance needs before they result in failure or disruption. Use the Maintenance Management System to receive, prioritize, document, update, and close assigned work orders and preventive maintenance activities. Safely use hand tools, power tools, diagnostic equipment, ladders, material-handling devices, and other equipment appropriate to assigned maintenance work. Assist the Maintenance Engineer with production-equipment maintenance, repairs, installations, changeovers, or improvement projects as assigned and within demonstrated capability. Coordinate with production employees and leaders to understand maintenance concerns, communicate work status, and minimize disruption to manufacturing operations. Maintain maintenance supplies, tools, replacement parts, and assigned inventory in an organized condition and communicate replenishment needs. Follow applicable safety procedures, including energy-control/lockout-tagout requirements when trained and authorized, use required personal protective equipment, and immediately report unsafe conditions or work outside authorized capability. Support facility and utility projects and qualified outside vendors by providing access, information, coordination, or assistance as directed by the Maintenance Engineer.

QUALIFICATIONS

EDUCATION and/or

EXPERIENCE

High School Diploma or GED plus three (3) years of relevant industrial, mechanical, facilities, or general maintenance experience. Two (2) years of demonstrated experience performing routine mechanical and pneumatic system maintenance, troubleshooting, and repair. Two (2) years of demonstrated experience performing basic electrical troubleshooting and minor electrical maintenance within a non-licensed maintenance scope. Two (2) years of demonstrated experience safely using common hand tools, power tools, and maintenance equipment. One (1) year of experience documenting maintenance work through a computerized maintenance management system (CMMS) or similar Maintenance Management System. Must has a valid drivers license.
