- 4:00 PM About the Role We're hiring a Maintenance Technician II to support general building operations at a commercial facility.
You'll inspect, test and perform Operation & Maintenance (O&M) preventive maintenance on mechanical, electrical and automatic temperature control equipment, using a results-oriented approach to keep everything running reliably. What You'll Do Perform mechanical work to install and maintain equipment, systems and facilities according to diagrams, sketches, operation manuals and manufacturer specifications Perform preventive maintenance and repairs on air and water distribution equipment, including air handlers, ductwork, fans and motors, dampers, VAV systems, chilled water and condenser water systems, heating and hot water systems, pumps, clocks, potable and domestic water systems, humidification, life safety systems, ice storage, supplemental heating/cooling equipment and sanitary systems Handle belt adjustments, oiling, greasing and cleaning, and replace mechanical and electrical components as needed Re-lamp indoor and outdoor lighting Operate, inspect, maintain and repair the building's Energy Management System, Building Automation System and Fire Safety System, and stay current on these systems through manuals and vendor training Conduct daily and weekly tours of mechanical spaces, tenant and public areas, roofs and building grounds Respond to tenant service calls for HVAC, plumbing, lighting, escorts, general carpentry and painting, key making, picture hanging and safely moving furniture and equipment Communicate with the owner, owner's representative or supervisor on work performed and the status of mechanical systems Stay current on safety and code changes through seminars and other training Enter information into the client work order system, create work orders for unscheduled jobs, build materials lists and provide technical support for projects Respond to emergencies and troubleshoot and repair problems; may carry a cell phone, pager or shop radio Keep mechanical and electrical rooms clean (sweeping, mopping and painting) Follow standard operating procedures and work instructions What You Need Universal CFC Certification Technical degree in HVAC or at least 2 years of hands-on HVAC experience One-year certificate from a college or technical school, or 1-3 months of related experience/training, or an equivalent combination Able to read and interpret safety rules, operating and maintenance instructions and procedure manuals Able to write routine reports and correspondence, and speak effectively with customers and employees Able to calculate discounts, interest, commissions, proportions, percentages, area, circumference and volume, and apply basic algebra and geometry Able to follow written, oral or diagram instructions and solve problems with several variables in standardized situations Basic computer skills (internet, email, electronic manuals, e-learning) Able to complete required company training Able to work varying shifts, weekends and holidays as needed Preferred Knowledge of HVAC codes and regulations Benefits Health insurance Dental insurance Vision insurance Paid time off (PTO)
