Job Summary We are seeking a dedicated and energetic Part-Time Maintenance Technician to join our dynamic facilities team. Must be able to pass a criminal background check. Responsibilities Perform routine inspections and preventive maintenance on HVAC systems, plumbing, electrical equipment, and building interior components to ensure efficiency. Conduct repairs on electrical systems such as appliances, fixtures, switches, outlets, etc Perform minor plumbign work, such as drain clearing, replacing fittings, replacing faucets, leak reapair, etc. Possess knowledge regarding water and meter shutoffs, apartment and fixture shutoffs, and sewer cleanouts. Execute carpentry tasks such as maintenance painting, drywall repair, door adjustments, screens, fixtures, blings, locks and other building interior maintenance activities. Assist with maintenance painting projects to enhance the appearance of interior and exterior spaces. Participate in stand-by emergency schedule for evening, weekend, and holiday coverage with the maximum response time within one hour of dispatch. Complete work orders witing 24 hours, as directed, unless otherwise stipulated. Maintenance requests must be returned daily to the maintenance supervisor whether complete or incomplete. Assist in apartment inspections. Assist with inventory control and utilization of maintenance materials, keeping storage, maintenance facilites, tools and equipment clean and in working order. Follow safety guidelines during all maintenance activities to ensure a secure working environment. Must possess a valid Driver's License and automobile insurance to travel amoungst properties (5 mile radius). Other duties as assigned. Must be on time and willing to work alone and with others. Skills Strong mechanical knowledge with hands-on experience in facilities maintenance. Proficiency in electrical work, including troubleshooting with schematics and using tools like ohmmeters. Experience with HVAC system repair, including familiarity with HVAC components and controls. Skilled in plumbing system maintenance and repair techniques. Ability to operate hand tools safely and effectively for various repair tasks. Excellent communication skills in English to collaborate effectively with team members and stakeholders. Leadership qualities with the ability to prioritize tasks efficiently in a part-time capacity. Experience with maintenance, repair, and operations (MRO) procedures across diverse facility systems. Project a professional image. Ability to complete tasks in various types of weather, standing, walking, pushing, pulling, crawling, kneeling, twisting, carrying, working with hands, driving and lifting unassisted of 50lbs. Must pass a criminal background check. Experience A minimum of 1 year or more of experience in property management maintenance or related field. Pay:
$18.00 - $21.00 per hour Expected hours: No more than 30.0 per week
