This is a hands-on position ideal for someone with residential maintenance experience who is comfortable working independently across multiple properties. The Maintenance Technician will be responsible for completing work orders, performing routine and preventative maintenance, assisting with apartment turns, and addressing general repairs to keep our properties safe, functional, and well maintained. The position is expected to average 15-20 regularly scheduled hours per week , with compensation of $28-$30 per hour based on experience . After-hours emergency availability is a required part of this position. The Maintenance Technician must be willing and able to respond to urgent maintenance requests outside of normal working hours when necessary, particularly during evenings and weekends . After-hours emergency work will be compensated at 1.5x the employee's regular hourly rate . Please do not apply if you are unable or unwilling to provide after-hours emergency maintenance coverage. Responsibilities Complete resident maintenance requests and general property work orders in a timely and professional manner. Respond to after-hours emergency maintenance requests , including evenings and weekends, when urgent situations arise. Assess emergency maintenance situations and either complete the necessary repair or take appropriate steps to stabilize the issue until a permanent repair can be completed. Perform routine repairs involving plumbing, electrical, carpentry, drywall, painting, doors, locks, fixtures, and other building components . Complete minor plumbing repairs, including leaking faucets, toilets, drains, supply lines, and fixture replacements. Diagnose and complete minor electrical repairs within the scope of experience and applicable requirements. Assist with basic heating and HVAC troubleshooting and coordinate with licensed contractors when specialized repairs are required. Perform preventative maintenance and routine property inspections to identify potential issues before they become larger repairs. Assist with apartment turns , including minor repairs, patching, painting, fixture replacement, and preparing vacant units for incoming residents. Address common-area and exterior maintenance needs throughout the portfolio. Communicate clearly with property management regarding completed work, materials needed, and repairs requiring additional contractors or follow-up. Maintain accurate notes and photos of completed work through the company's property management system. Coordinate access and communicate professionally with residents when completing occupied-unit work orders. Assist with other property maintenance projects as needed. Qualifications Previous experience in multifamily, residential, rental property, or general building maintenance is strongly preferred. Working knowledge of plumbing, basic electrical, carpentry, drywall, painting, and general residential repairs. Ability to troubleshoot maintenance issues independently and determine when a specialized or licensed contractor is required. Experience completing apartment turns is preferred. Ability and willingness to respond to emergency maintenance calls after hours, including evenings and weekends, is required. Ability to work independently, prioritize urgent requests, and travel between properties as needed. Strong communication, organization, and time-management skills. Professional and courteous when interacting with residents, vendors, and other team members. Ability to use a smartphone and property management software to receive work orders, provide updates, and upload photos. Must have a valid driver's license, reliable transportation, and the ability to travel between properties in Manchester, Epping, Exeter, Derry, and Milford. Ability to safely perform the physical requirements of the position, including lifting and carrying materials, using ladders, and working in various indoor and outdoor conditions. Schedule & Compensation This is a part-time position averaging approximately 15-20 regularly scheduled hours per week . There is the possibility this position may grow in the future. Scheduling will vary depending on work orders, apartment turns, preventative maintenance, and ongoing property projects.

Regular Pay:

$28-$30/hour, based on experience

After-Hours Emergency Pay:

1.5x regular hourly rate Because we manage occupied residential properties, maintenance emergencies can occur outside normal business hours. Availability to respond to after-hours emergencies, especially on weekends, is an essential requirement of this position.
