Maintenance Technician - FT Reports to:Maintenance Superintendent Direct Reports:
All on-site maintenance staff, vendors, contractorsPosition Overview:
Generic Maintenance role responsible for upkeep & maintenance, physical condition, and appearance of the property and scattered sites (if applicable). In this position, the tech implements and executes any/ all tasks related to maintenance programs - including exterior property appearance, inspections, completion of punch list items, timely work order service, quality make-ready program, and cost-effective inventory control of the property - as directed by the Superintendent or Property Manager. Required to be "on-call" and responsive 24 hours a day. This position performs all work in accordance with the Company philosophy, goals, priorities and policies and as described in the PRD Maintenance, Repair, and Operational Service Standards manual.Behavioral Expectations:

Coordinate maintenance objectives with the Superintendent daily. Assist with the work orders and all tenant improvements as required. Schedule turnover and make-ready work as necessary, and complete work on time, within the designated deadlines that have been set forth by management. Complete special projects as may be assigned and prioritized by the Property Manager and/or Vice President of Property Management. Diagnose and perform minor and routine maintenance/repair in a timely and professional manner. Assure all service requests are completed on a daily basis. Accurately document work performed on service requests, including parts and return to the supervisor by the end of the day. Complete renewal service requests in the same timely fashion. Follow-up on completed service requests to ensure satisfaction. Follow-up on incomplete service requests. Inspect and care for the exterior of the property. Perform building and common area upkeep on a daily basis in accordance with company standards. Assist in keeping grounds neat and free of litter. Routinely perform all necessary duties to restore apartments to as new condition and "occupant ready" status. Perform effective emergency maintenance (after hours) as required.FISCAL & COMPLIANCE
Complete all maintenance items as charged and prepare for property inspections. Maintain accurate records for the maintenance department as required. Assist Superintendent with obtaining bids and negotiating prices, as necessary, with vendors and contractors as per Company policies. Assist when needed, with coordination of delivery and work schedules with vendors, contractors, and Superintendent. Help to maintain inventory and utilize the inventory system. Expected to help maintain a neat shop appearance to standards to facilitate the quick assessment of supply inventory. Help to maintain proper equipment, and equipment inventory to ensure warranty compliance. Perform, and report on, all work according to the safety standards of the company, OSHA and health codes. Perform work area clean-up on a weekly basis.RELATIONSHIP MANAGEMENT
Promote good public relations with residents, co-workers, and company staff through great "people" attitude and resident trust. Always display a friendly and courteous attitude towards residents and other employees. Never confront your supervisor or other employees in front of residents.Skills, Knowledge Requirements:
General apartment maintenance experience, knowledge of appliance repair, lightcarpentry, plumbing, and electrical knowledge, knowledge of safety procedures, safety-conscious, steady and dependable, ability to work with the pressure of deadlines, and abilityto flex work schedule to accommodate after hour and weekend emergencies.Black Seal Boiler License may be required in some circumstances.
Physical Requirements:
Extensive mobility and excellent physical condition. Ability to lift 100 lbs. necessary for installation and removal of appliances. Ability to operate all necessary hand tools to make repairs. Ability to kneel, crouch, climb, crawl, etc. to reach items in need of repairs. Ability to drive to and from job sites. Tolerance to all extremes of hot and cold weather, as may be necessary.Tools:
Must be knowledgeable and skilled in the safe use and maintenance of the following: Hand tools: Various wrenches, screwdrivers, grips, sledgehammer, hammer, snips, post hole diggers, saws, etc.Power Tools:
Wrenches, grinder, sander, drill, saws, etc.User-Moved Aids:
Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, double ladders.Mechanical Equipment:
Motors, pumps, compressors, blowers, electric and hand-powered augers, etc.Measuring Devices:
Voltmeters, ohmmeters, testing meters, PH tests, etc. Basic carpentry work such as fitting door frames, replacing windows, sanding floors, etc Knowledge about water, gas, meter cutoffs and sewer clearings Repair of concrete, masonry, roof, and fencing as requiredTransportation:
Must have a dependable vehicle to transport tools and equipment to job sites. Must provide proof of liability insurance. Must possess a bondable and Valid Driver's License.Overtime:
As needed for emergencies. Including Any and all duties assigned by your supervisorJob Type:
