Position Overview The Maintenance Technician is responsible for handling general maintenance tasks to ensure the property's upkeep and functionality. The Maintenance Technician will carry out assigned duties in a safe, prompt and professional manner.

Education:
High school diploma or equivalent. For safety and need to communicate with co-workers and residents, the position requires the ability to read and write English fluently. In addition, the position requires basic mathematical skills. Technical certifications are a plus.
Attendance:
Position requires ability to work any of the seven (7)days of the week, 52 weeks of the year. It is extremely critical that individuals possess the ability to work their scheduled hours plus any other hours necessary to complete the job. Position requires the ability to serve on-call, as scheduled or as necessary. The days and hours are subject to change based on business needs.

- must have the ability to arrive at the site within 30 minutes if not living on site Responsibilities Basic Electrical Work Replace lighting fixtures, outlets, and fuses to ensure proper functionality and safety.
Inspect electrical systems regularly, addressing any issues promptly to prevent hazards. Perform repairs and maintenance on electrical appliances, including not limited to, refrigerators, washing machines, dryers, stoves, and dishwashers, ensuring each operates safely and efficiently. Basic Plumbing Replace plumbing fixtures, repair or change pipes, and resolve leaks to maintain efficient water systems. Conduct plumbing repairs, including work on sinks, toilets, and lifting countertops, to ensure proper functionality and address any issues promptly. Conduct regular checks on plumbing installations to detect and fix minor problems before they escalate. Basic Carpentry & Masonry Perform plastering, painting, and drywall installation to maintain building interiors and structures. Handle minor masonry repairs, such as grouting, to preserve the integrity and appearance of the property. Perform tasks involving scaffolding setup, sheetrock installation, and spackling to ensure structural integrity and a polished finish on surfaces. Property Repair & Maintenance Execute repairs and upkeep of both interior and exterior areas, including demolition, drywall, and trash removal. Maintain landscaping, common areas, and building exteriors to enhance the property's curb appeal and safety. Handle garbage removal tasks, including lifting items weighing up to, but not limited to, 50 pounds, to maintain cleanliness and hygiene standards. Work Order Management Address and complete work orders within 1-2 business days, ensuring timely service to residents. Keep detailed records of work orders and resolutions to monitor performance and efficiency. Unit Preparation for Move-Ins Prepare vacant units for new tenants, including punch-out work, painting, cleaning, and necessary repairs such as replacing closet doors and appliances. Achieve a one-week turnaround target for move-ins, ensuring the units meet quality standards. Facilities & Common Area Upkeep Regularly inspect community facilities, laundry rooms, and common areas to ensure they are clean, safe, and operational. Address maintenance needs promptly to maintain a welcoming environment for residents. Grounds Maintenance Clean and maintain outdoor areas, including walkways, parking lots, and green spaces, to ensure safety and aesthetics. Use tools like mops, vacuums, shovels, rakes, snow blowers, and leaf blowers for effective maintenance. Other Duties Perform any additional tasks as directed by the Maintenance Supervisor, Property Manager, or Regional Property Manager. Essential Job Functions The Essential Job Functions of the position include but are not limited to the following: 1. Diagnosis and performs preventative and routine maintenance or repair, as directed, involving the following on a daily or as needed basis:
- Electrical and plumbing
- HVAC systems
- Appliances
- Remove water irrigation system
- Stairs, gates, fences, patios and railings
- Tile, carpet and flooring
- Remove Roofing, gutters, fasteners and flashing
- Interior and exterior lights
- Fireplaces and ceiling fans
- Gas fixtures and appliances
- Remove shutters, doors, cabinets, windows and sliding glass doors
- Remove boiler, gas and electric
- Remove door locks, P.O. boxes and locks
- Remove security systems
- Ceiling leaks 2. Must inspect and be aware of the condition of the property throughout the community and immediately initiate action to correct unsafe conditions. 3. Replace light bulbs 4. Engage in snow removal
- add salt and shovel when necessary 5.
Unload, carry and empty 50 lb. bags of salt into water softeners throughout property 6. Must be able to complete move in turns in 5 days including one day of repairs 7. Work orders must be complete and closed out in two (2) business days Physical Abilities While performing the duties of this job, the employee is regularly required to stand; walk; use hands to handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, bend crouch, or crawl. The employee is occasionally required to sit. The employee must regularly lift and /or move up to 70 pounds, frequently lift and/or move up to 100 pounds and occasionally lift and/or with assistance move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. The position requires ability to climb and stand on 16' ladders and balance at heights in excess of eight to nine feet while performing tasks and to access and work in confined spaces, or at heights. Employee must be able to safely wear safety equipment including dust masks and goggles. Work Environment The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is frequently exposed to wet and/or humid conditions; moving mechanical parts; fumes or airborne particles; toxic or caustic chemicals and outside weather conditions. The employee is occasionally exposed to high, precarious places; extreme cold; extreme heat and risk of electrical shock. The noise level in the work environment is usually moderate.
