Maintenance Technician Job Requirement and Responsibilities:

Prefer at least three year of basic maintenance and general labor experience, including minor electrical, plumbing and construction/carpentry experience needed. Repairing and treating structures such as sinks, appliances, doors/cabinets, walls and building exterior; change bulbs, replace bad lights, plugs, switches, etc. Check locks and keys, re-key if necessary. Check weather stripping, replace/repair, if necessary. Performs all repairs exterior/ interior painting and caulking, light drywall repair related to interior walls and doors (i.e., patch sheet rock, tape and float, shoot acoustics, apply texture, sand re-varnish doors) Perform grounds work: ground trash/debris pick up, sweeping, pressure washing. Irrigation/ sprinkler system experience needed. Mechanically inclined. Must be able to lift a minimum of 40-50 lbs. HVAC experience is a plus, but not necessary. Ability to consistently display a positive attitude. Have a strong work ethic with reliability and dependability. Excellent interpersonal skillswill communicate with residents, management, vendors, and contractors. Have reliable transportation to and from work.

Qualifications:

Previous experience in apartment maintenance required. HVAC certified is a plus. Plumbing experience is required. Familiarity with maintenance tools and equipment The ability to be on-call is required. Must have reliable transportation to and from work Valid Drivers License High School diploma or equivalent (GED) preferred.

  • Prepares or assists in preparing all vacant apartments to a market-ready condition.
  • Performs various community maintenance functions and records findings in maintenance log. These functions may include, but not limited to light bulb changes, caulking, filter changes, tough-up painting, lock repairs, snow removal, install/repair window coverings, pool maintenance, HVAC maintenance, preventative maintenance, etc.
  • Responds to resident service requests and concerns in a timely manner.
  • Performs on-call emergency service as required.
  • Reports any maintenance concerns for repairs on vacant units, models, clubhouse, and/or common areas to the Property Manager.
  • Assists in monitoring/controlling maintenance inventory and/or supplies.
  • Moves heavy objects as required.
  • Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of the company.
  • Assists Property Manager on special maintenance projects, i.e., preventative maintenance of building components and/or mechanicals.
  • Assists in keeping the ground and common areas free of trash and debris.
  • Maintains open communication with property management.
  • Represents company in professional manner at all times, on or off property.
  • Attends and participates in training seminars as requested.
  • Assists other staff members as needed.
  • Drives motorized vehicle on or off property for company business.
  • Performs other related duties as assigned or requested.
