Non-Exempt Position Summary The Commercial Modular Service Technician is responsible for performing service, maintenance, repairs, and warranty work on commercial modular buildings. This role requires troubleshooting structural, electrical, plumbing, HVAC, finish carpentry, and general maintenance issues to ensure modular buildings remain safe, functional, and meet customer expectations. The technician serves as a company representative at customer sites and is expected to provide exceptional customer service while maintaining high-quality workmanship. Essential Duties and Responsibilities Perform service calls on commercial modular buildings, including offices, classrooms, healthcare facilities, and other modular structures. Diagnose and repair structural, mechanical, electrical, plumbing, HVAC, roofing, siding, flooring, doors, windows, and interior finish issues. Complete warranty repairs in accordance with company and manufacturer standards. Install replacement components, fixtures, and accessories as required. Read and interpret blueprints, drawings, and work orders. Conduct inspections to identify deficiencies and recommend corrective actions. Document service activities, materials used, labor hours, and customer signatures accurately. Maintain company vehicles, tools, equipment, and inventory. Communicate effectively with customers regarding repair status, scheduling, and expectations. Follow OSHA safety regulations and company safety policies. Coordinate with project managers, service coordinators, subcontractors, and vendors as needed. Respond to emergency service calls when required. Assist with building relocations, reconfigurations, additions, and demolition projects. Maintain a clean and professional appearance while representing the company. Required Qualifications High school diploma or GED required. Minimum of 2 years of experience in commercial construction, modular construction, facilities maintenance, or related trade. Working knowledge of carpentry, electrical, plumbing, drywall, painting, flooring, and general building maintenance. Ability to troubleshoot and repair a variety of building systems. Valid driver's license with a clean driving record. Ability to operate hand tools, power tools, ladders, and light construction equipment. Strong problem-solving and organizational skills. Excellent customer service and communication abilities. Ability to work independently with minimal supervision. Preferred Qualifications Experience in commercial modular construction or manufactured buildings. Trade certifications in electrical, HVAC, plumbing, or carpentry. OSHA 10 or OSHA 30 certification. Forklift, aerial lift, or skid steer certification. Experience with warranty service and punch-list completion. Physical Requirements Lift and carry up to 75 pounds. Frequently climb ladders, kneel, crouch, crawl, and work in confined spaces. Ability to stand, walk, bend, and perform physical labor for extended periods. Work indoors and outdoors in varying weather conditions. Ability to travel to customer sites, including occasional overnight travel if required.
