Job Responibilites:
Travel to assigned job sites on the schedule the Director of Warranty sets. Diagnose the reported issue in person and confirm it matches what the client described. Get to root cause, not the first thing that looks wrong. Diagnose HVAC issues Carry the general trades work too. Drywall patch and texture, paint touch-up, door and hardware adjustment, closers and locksets, casework and countertops, ceiling grid and tile, flooring repair including sheet vinyl seams and welds, minor plumbing (fixtures, valves, traps, drains), minor electrical (devices, fixtures, breakers), caulk and sealant, and the hundred small punch items that add up to a client's opinion of us. Own the fix end to end: perform the repair directly, or source and facilitate the right subcontractor when the work calls for a trade Blue Frog doesn't carry in-house. Scope, schedule, and quality-check any subcontractor brought onto a warranty job. The sub works for you, not the other way around. Work clean inside a live practice. Protect finishes, control dust, keep exits and equipment clear, and leave the space better than you found it. Talk to the client on-site about the work itself: what's happening and how long it'll take. Pricing, scope changes, and timeline commitments are never made in the field. Those stay with the Director of Warranty.
Document every job thoroughly:
photos, notes, materials used, model and serial numbers, refrigerant added or recovered, and any subcontractor invoices or paperwork. Flag anything unexpected to the Director of Warranty immediately, before you leave the site whenever possible. Added scope, access issues, an unhappy client, a needed reschedule. Close out the work order once the job is complete, and keep records current on every assigned job in the format the Director of Warranty requires. Escalate to the Director of Warranty, without proceeding further, anything involving a disputed warranty claim, a dissatisfied or confrontational client, or a legal, safety, or reputational concern. Keep your truck stocked, your tools and gauges in working order, and your certifications current. Build strong working relationships with the subcontractors we lean on for warranty work. Collaborate with other departments as needed to resolve a warranty issue. Perform other duties as assigned by the Director of Warranty. Salary based on Experience.
