Residential Housing Maintenance Tech (Plumbing, Electrical, HVAC, Boiler, Appliances)
Job Description:
We are seeking a skilled and dependable Maintenance Technician to join our team. Primary responsibilities include routine maintenance tasks of interior/exterior areas, responding to service requests, and preparing vacant apartments for the next tenant. This position requires hands-on work and the ability to diagnose and repair a variety of household systems and equipment. Must have maintenance experience. Company Vehicle provided. This role will be responsible for performing a variety of maintenance tasks to ensure the overall upkeep and functionality of the property, including residential units, common areas, and building systems. Key Responsibilities for Residential Housing Maintenance Tech (Plumbing, Electrical, HVAC, Boiler, Appliances):- Perform general maintenance duties such as adjusting or replacing plumbing fixtures, repairing appliances, and installing or fixing outlets, switches, & light fixtures.
- Monitors the maintenance and up-keep of all mechanical equipment - troubleshoot & repair HVAC units, furnaces, boilers, water heaters, plumbing, electrical, smoke detectors, CO2 sensors, microwaves, refrigerators, washers, dryers, toilets, snow blowers, weed eaters, large power tools & more.
- Maintenance of roofs/gutters/shutters/shingles.
- Maintain grounds and common areas, including trash removal, and snow removal (walkways, driveways, parking areas) as needed.
- Prepare vacant units for new residents, including painting, and minor repairs.
- Other tasks include, but are not limited to light bulb changes, caulking/drywall repairs, filter changes, lock repairs/re-key apartments, written punch list completion, install/repair window/patios, repair window blinds, doors, and faucets.
- Maintain accurate records of maintenance / repair activities as well as inventory of supplies.
- Conduct routine inspections to identify potential issues before they become problems
- Be available and respond promptly to on-call activity during off-hours and emergencies (nights and weekends) based on a pre-determined schedule and need.
- Assists the Property Manager on special maintenance projects as necessary.
- Ensure all equipment and appliances are in good working order and compliant with safety regulations and company policies. Skills, Education & Experience for Residential Housing Maintenance Tech (Plumbing, Electrical, HVAC, Boiler, Appliances)
- Proven experience as a maintenance technician or similar role.
- Strong knowledge of household systems and appliances - including HVAC, plumbing, electrical, and appliances.
- Ability to diagnose and resolve mechanical issues efficiently.
- Hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. is necessary.
- Experience with light construction, drywall repair, and general home repairs.
- Ability to handle snow removal and outdoor maintenance during winter months.
- A positive attitude, excellent communication and interpersonal skills required.
- Strong attention to detail and excellent problem-solving skills.
- Ability to work independently and as part of a team.
- Valid driver's license, a good driving record and auto insurance are required, clean record.

- Must be able to lift and work with heavy equipment.
- Ability to climb ladders and work in confined spaces.
- Ability to perform manual labor tasks for extended periods.
