Non-Exempt About the Role The Property Maintenance Technician will be responsible for maintaining the overall appearance, cleanliness, and functionality of the property. This role will handle general groundskeeping and cleanup as well as maintenance work orders for occupied units and preparing vacant units for new residents. Essential Duties and Responsibilities Maintain cleanliness and overall appearance of the property, common areas, and grounds. Perform routine trash pickup and removal throughout the property. Complete general property cleanup and ensure exterior areas remain clean and presentable. Perform minor maintenance and repairs, including basic plumbing, hardware, drywall, and other general repairs as needed. Complete interior and exterior painting and touch-up work. Perform groundskeeping duties, including weed eating, trimming, debris removal, and minor landscaping. Respond to and complete maintenance work orders for occupied residential units. Assist with apartment/unit turnarounds, including repairs, painting, cleaning, and preparing vacant units for new residents. Inspect units and property areas to identify maintenance or safety concerns. Communicate maintenance needs or larger repairs requiring additional support to property management. Follow all company and property safety procedures. Perform additional property maintenance duties as assigned. Qualifications Previous experience in property maintenance, apartment maintenance, facilities maintenance, construction, handyman work, or a related field preferred. Experience with painting, groundskeeping, landscaping, and basic hand and power tools. Ability to troubleshoot and complete minor repairs independently. Strong attention to detail and pride in maintaining a clean, safe, and attractive property. Ability to communicate professionally with residents, property management, and team members. Ability to perform physical duties associated with property maintenance, including standing, walking, bending, reaching, lifting, and working outdoors. Physical Requirements This position requires regular physical activity, including walking throughout the property, bending, kneeling, reaching, lifting and carrying materials, using hand and power tools, and performing outdoor work in varying weather conditions.
