Classified/Competitive The Building Maintainer provides routine custodial and maintenance services for Town facilities and supports the safe, efficient operation of Town buildings. This position performs a variety of custodial and light maintenance duties, maintains and distributes building supplies, assists with facility setup, and performs physical labor as needed. The position works independently and collaboratively with Town staff and vendors and may be required to respond after hours for snow removal, special events, setup, or cleanup. Key Responsibilities Perform routine custodial work in Town buildings, including cleaning and disinfecting bathrooms and other areas; emptying trash; dusting; vacuuming; mopping; and replenishing paper goods and other supplies; Perform routine building maintenance that does not require a licensed tradesperson, including minor carpentry, fixing doors and locks, replacing filters, ceiling tiles, light bulbs and ballasts, assembling furniture, and moving equipment and supplies; Set up and break down meeting and function rooms for Town programs, meetings, lunches, special events, and other activities; Secure cleaning supplies, hazardous chemicals, custodial storage areas, and Town facilities; perform opening and closing duties and set alarm systems as assigned; Order, maintain, and distribute cleaning and maintenance supplies and maintain applicable hazardous materials safety data sheets; Coordinate with vendors and assist with identifying building maintenance projects requiring licensed tradespeople; Pick up, process, and distribute Town mail, including outgoing and bulk mailings; Maintain exterior areas around Town buildings, including litter pickup, pathway cleaning, and plant watering; Perform snow and ice removal at Town facilities, including shoveling, snow blowing, and spreading sand and salt; and Follow safe work practices and comply with applicable OSHA requirements. Minimum Qualifications High School Diploma or GED and one (1) year of general maintenance experience, or any equivalent combination of education, experience, and training. Knowledge, Skills & Abilities Knowledge of custodial procedures, light building maintenance, safety procedures, hazardous materials, and the proper use of building and custodial maintenance tools and equipment; Ability to perform manual labor, follow written and oral instructions, prioritize assignments, and work efficiently with minimal supervision; Aptitude for working with electrical and mechanical systems and performing basic electrical, plumbing, and general maintenance tasks; and Strong customer service and interpersonal skills with the ability to establish and maintain effective working relationships. Special Requirements The successful candidate must possess and maintain a valid Motor Vehicle Operator's License. The position requires work in both interior and exterior environments and may involve exposure to hazardous chemicals, moving mechanical parts, electrical hazards, and adverse weather conditions. After-hours availability may be required for snow removal, special events, setup, or cleanup duties.
