Director of Maintenance Position Summary Twin Oaks Rehab & Nursing Center is seeking a dependable, skilled, and safety-conscious Part-Time Maintenance Assistant to support the daily maintenance and physical plant operations of the facility. The Maintenance Assistant works under the direction of the Director of Maintenance and assists with preventive maintenance, repairs, inspections, equipment upkeep, and general building needs. The successful candidate should be comfortable working in a healthcare environment and understand the importance of maintaining a safe, functional, clean, and comfortable environment for residents, staff, and visitors. This is a part-time position scheduled for three days per week , with flexibility in scheduling based on facility needs. Occasional schedule adjustments may be necessary to address urgent maintenance needs, inspections, projects, or emergencies. Essential Duties and Responsibilities Assist the Director of Maintenance with daily maintenance and physical plant operations. Perform routine repairs involving plumbing, electrical fixtures, doors, locks, walls, ceilings, flooring, furniture, and other building components within the employee's level of training and authorization. Complete assigned preventive maintenance tasks and document work performed. Respond promptly to maintenance work orders and resident/staff requests. Conduct routine rounds of resident rooms, common areas, offices, mechanical spaces, and exterior areas to identify maintenance or safety concerns. Assist with inspection and maintenance of resident-room equipment and building systems. Replace light bulbs, fixtures, filters, hardware, and other routine maintenance items. Perform minor painting, patching, carpentry, and general repairs. Assist with heating, cooling, ventilation, plumbing, and electrical concerns and promptly report issues requiring licensed contractors or specialized services. Help ensure hallways, exits, stairways, fire doors, and other life-safety areas remain unobstructed and properly maintained. Assist with scheduled facility inspections, environmental rounds, preventive maintenance audits, and corrective-action activities. Support preparations for Massachusetts DPH, CMS, Life Safety Code, fire department, and other regulatory inspections. Maintain tools, equipment, maintenance areas, storage rooms, and workshops in a safe and organized condition. Assist with seasonal maintenance, including snow and ice management, exterior inspections, grounds-related tasks, and preparation of HVAC equipment. Immediately report unsafe conditions, equipment failures, water leaks, electrical problems, pest-entry points, damaged doors/windows, and other building concerns to the Director of Maintenance. Follow facility infection-control, resident-rights, emergency-preparedness, workplace-safety, and confidentiality policies. Maintain professional and respectful interactions with residents, families, staff, vendors, and visitors. Complete other maintenance-related duties and special projects as assigned by the Director of Maintenance or Administrator. Qualifications High school diploma or equivalent is preferred. Previous experience in building maintenance, skilled trades, property maintenance, healthcare, long-term care, assisted living, hospital, or a similar environment is strongly preferred. Candidates should possess basic knowledge of general maintenance practices, including minor plumbing, electrical, carpentry, painting, and preventive maintenance. The position requires the ability to safely use hand and power tools and to recognize when work requires escalation to the Maintenance Director or a licensed professional. The ideal candidate will be reliable, organized, responsive, flexible, and able to work independently while functioning effectively as part of the Twin Oaks team .

Physical Requirements:

The position requires the ability to stand and walk for extended periods; bend, stoop, kneel, reach, climb, and work in various areas of the facility; safely use ladders and maintenance equipment; and lift, carry, push, or pull equipment and supplies consistent with job responsibilities. Schedule & Compensation This is a part-time position working three (3) days per week. The schedule offers flexibility; however, the employee must also be willing to adjust scheduled days or hours when reasonably necessary to support facility operations, projects, inspections, or urgent maintenance needs.

Hourly Rate:

$20.00

•25.00 per hour , commensurate with experience, skills, and qualifications.
