Medical, Dental, Vision, 401(k) with match, Life Insurance, PTO & Holidays after 90 days About the Role A luxury residential property in Chatham, NJ is looking for a Maintenance Specialist to join its property management team. This position will handle day-to-day maintenance, work orders, apartment turns, preventative maintenance, and general upkeep throughout the property. The ideal person is hands-on, dependable, organized, and comfortable working directly with residents and property staff to keep the community operating at a high standard. What You'll Do Complete maintenance service requests and work orders in a timely manner Perform routine maintenance throughout apartments, common areas, amenities, and building spaces Prepare apartments for new residents, including cleaning, painting, and general make-ready work Perform apartment and common-area painting Conduct daily property inspections and report maintenance or safety concerns Maintain inventory of maintenance and cleaning supplies Assist with preventative maintenance programs Maintain grounds, amenities, building exteriors, parking areas, and common spaces Repair or replace basic hardware including locks, hinges, door components, and window blinds Perform basic electrical repairs involving outlets, switches, plates, and lighting fixtures Perform basic plumbing repairs involving faucets, toilets, drains, showerheads, and related fixtures Install smoke detectors and other fire-safety devices Repair grout and replace wall tiles as needed Clear drains and address minor waste-line stoppages Clean HVAC filters and report leaks or equipment concerns Assist with snow removal, landscaping, and seasonal property needs Report issues in vacant apartments, amenity spaces, and common areas Maintain a clean, safe, and professional property environment Provide a high level of customer service to residents and building staff Assist with additional maintenance projects as needed Participate in a rotating emergency on-call schedule Qualifications High school diploma or equivalent 1+ year of experience in property maintenance, residential maintenance, facilities, or a related field Basic computer skills and comfort using maintenance software Strong customer service and communication skills Organized with good time-management skills Ability to work independently with minimal supervision Comfortable working in varying conditions, including hot, cold, dusty, and noisy environments Reliable attendance and willingness to work overtime when needed Professional and service-oriented approach What We're Looking For This is a hands-on role for someone who enjoys troubleshooting, completing projects, and keeping a residential property running smoothly. Experience with apartment turns, painting, plumbing, electrical, HVAC, or general building maintenance is a plus. A strong focus on safety, organization, responsiveness, and resident service is important for this position
